A rural retreat with multiple dwellings, scenic views and its own historic dance hall has been described “truly exceptional”.

Listing agent Cameron Hackenberg, of Ray White Bli Bli, said Magnolia Farm could be a private haven but also had business potential.

Magnolia Farm occupies 21 hectares and is 12 minutes from the beach, where coast meets countryside at Bli Bli.

“This property is truly exceptional in every sense, offering a unique combination of features, location, and potential that is rarely seen,” Mr Hackenberg said.

“It’s the kind of place that evokes a sense of awe and wonder, where every detail, from its design to its surroundings, feels extraordinary.

“Whether it’s an unmatched scenic view, architectural beauty, or a historical significance, this property represents a rare opportunity that won’t come around again.”

Magnolia Farm was part of farmland that was passed down from father to son until it was bought by the current owners in 2015.

Mr Hackenberg said they moved a circa 1911 Queenslander on to it in 2017 and had a mirroring extension built, joining the old and new with a breezeway connecting to the living and dining areas of both homes.

The original home, with 3.2m ceilings and original timber floors, features a spacious bedroom with large ensuite and built-in wardrobes, while the second, which is tiled throughout, has a master bedroom with a walk-in wardrobe and another bedroom large enough for two queen-sized beds, plus built-in wardrobes.

Another home, the Hamptons-style River House, was built for a family member by DJ Sommer Homes in 2017.

With high ceilings, spotted gum flooring and ducted air-conditioning throughout, The River House has an open-plan kitchen, living and dining area and four bedrooms.

The kitchen has a butler’s pantry and wine fridge, the living and dining open on to a verandah, and there is also a covered deck for entertaining.

The master bedroom, which has ensuite and walk-in robe, opens through French doors on to a verandah, as do two of the other three bedrooms, which all have built-in robes. A spacious children’s retreat with two study zones also opens on to a verandah.

A self-contained one-bedroom studio, “the Old Dairy” has been recently renovated and offers further accommodation.

The 150-year-old Kumbia Dance Hall was moved to the property in 2017 and restored, offering 120sqm of space for parties and other gatherings.

Other improvements include a 14m by 8m drive-through shed, a 10m by 4m annex, a 6m by 9m machinery shed, seven tanks, two 36kw solar power systems, five paddocks, steel cattle yards, spring fed dams and troughs, and a bore to fill troughs and water gardens.

Mr Hackenberg said offers over $9 million were sought for the property and he had been fielding strong interest for it in his first week with the listing.

He said the property would always be a stand-out.

“The possibilities for this property are endless, offering exceptional potential for farming, a recreational business, and a dream lifestyle,” he said.

“With fertile land, it’s ideal for crops, livestock, or sustainable agriculture.

“The expansive space also opens doors for a recreational business, such as a campground, event venue, or outdoor adventure park, capitalising on growing nature-based experiences.

“The owners have hosted a number of weddings at the property (between family), which with council approval can be a further business opportunity.

“Beyond business, it provides a tranquil setting for a private, fulfilling lifestyle, whether for a custom home or hobby farm.

“This property combines agricultural opportunity, business versatility, and lifestyle appeal, making it a rare find with limitless possibilities for growth and enjoyment.”
