A landmark waterfront property has sold for $5.3m in one of the Sunshine Coast’s fastest-growing commercial and community corridors.
The property at 6 Kawana Island Boulevard occupies a 4,794sqm site and features a 1,190sqm building comprising a ground-floor meeting and reception area, multiple office spaces, a designated childcare area, an 80-seat meeting room, a second-storey office, and a soundproof auditorium capable of seating 500 people. It also includes a large outdoor recreation space complete with a children’s play area overlooking Kawana Lake, along with extensive car parking and further developable land.
The site is designated within the Community Facilities Zone under the Sunshine Coast Planning Scheme, allowing for a range of uses including community services, childcare, business operations and mixed-use development.
The property attracted 31 enquiries and four strong offers, driven largely by interest from religious organisations, childcare operators, NDIS providers and recreation-based groups — a clear sign of the heightened demand for community-oriented facilities in the region. It was marketed and sold by Michael Shadforth, Samuel Hoy and David Goldsworthy of the Ray White Commercial Northern Corridor Group.
Mr Shadforth said the sale reflected the scarcity of quality community-zoned assets and the continued upward trajectory of the region.
“This corridor is experiencing exceptional growth and properties with genuine community-use flexibility are in extremely high demand,” he said.
“The interest we received reinforces how tightly held and highly sought-after these sites have become.”
The sale also marks the conclusion of a long chapter for Life Church, which originally purchased the land in January 1992 and has operated from the site — along with various others across the Coast — for more than 30 years.
Mr Shadforth previously assisted the church with the sale of the land on which they have now built and opened their new home, Sanctuary Church, earlier this year.
“It’s been a privilege to work with Life Church through multiple phases of their journey on the Coast,” he said.
“Their legacy at this site and their transition into a purpose-built facility speaks to the ongoing evolution of this region.”

Mr Hoy highlighted the specificity of the campaign and the complexity of the zoning requirements.
“Community Facilities zoning comes with unique considerations and constraints,” he said.
“Our team worked closely with prospective buyers to ensure they understood the permitted uses and the long-term opportunities of the site. The strong enquiry numbers show just how compelling this asset is for operators serving growing local needs.”
The Sunshine Coast continues to be one of Queensland’s strongest growth regions, with its population projected to exceed 500,000 by 2041. Warana, in particular, is benefiting from significant residential expansion, increased commercial activity and rising demand for services that support families, working professionals and community organisations.
Mr Goldsworthy said the location was a critical driver behind the competitive campaign.
