Premium lots at a sought-after precinct have been released in a master-planned community nearing completion.

The last stage of land has been released at the Nautical Edge estate, within the almost-finished Pelican Waters.

The release comprises 34 lots on an island, bordered by water to the north and west, and with Central Park opposite.

The offering includes 21 dry residential lots and 13 waterfront lots, with the waterfront component featuring the last north-facing waterfront land to be developed in Pelican Waters.

Residential lots range in size from 400sqm to 644sqm, with frontages between 12.5m and 23m. Waterfront lots range from 475sqm to 879sqm, with frontages spanning 12.5m to 21.5m. The mix provides a range of options to suit different budgets and dwelling types, including family homes and downsizing opportunities.

Pelican Waters CEO Hamish Pressland said the release reflected the growing demand for well-located coastal land.

“As Pelican Waters moves closer to the end of its development life, opportunities like this are becoming increasingly rare,” he said.

“This final Nautical Edge release offers a combination of quiet streets, proximity to water and open space, and access to established amenity that is difficult to replicate.

“In regards to construction, the weather has at last been kind to us over the Christmas period and the roads and services are all but complete.

“There is still electrical and landscape to complete which we are anticipating to finish around April with titles anticipated around June.”

He said recent resale activity provided a guide to current market interest, with a 400sqm lot from the previous Nautical Edge stage, released in 2025, reselling for around $750,000.

The release is within walking distance of the Pelican Waters Marina Precinct, including the recently opened Bar Cino restaurant, Pelican Waters Shopping Village and the Pelican Waters Tavern, with golf facilities also close by.

The previous stage of Nautical Edge sold out prior to land registration. An expression of interest period will close on March 9, with early access available to those registered on the Pelican Waters database.
