A residential project is set to reshape a site in a busy coastal precinct.

Sunshine Coast Council has given the green light to a 16-unit building at 26 Memorial Avenue, Maroochydore, near Cotton Tree.

The 1012sqm property currently contains a converted dwelling/office and rear car park, which are to be removed as part of the redevelopment.

Nenshay Pty Ltd applied for the project in December, and council approved it with conditions on September 4.

Plans show one one-bedroom apartment, one two-bedroom apartment and 14 three-bedroom apartments, with private balconies or courtyards.

The final design also includes a communal recreation area and residents’ pool, which were added as the plans evolved during council’s assessment.

The site is opposite Club Maroochy, with the Maroochydore Tennis Club nearby. Picture: Adams & Sparkes/Queensland Globe.

The building can reach 25m and will include basement parking, with council requiring at least 28 car spaces, including four for visitors, as well as two motorcycle or scooter spaces.

Council has imposed a range of other conditions aimed at managing the building’s impact on surrounding properties and Memorial Avenue.

Privacy treatments will be required along the western side of the development from levels 1 to 7, including screening, higher window sills or translucent glazing where needed.

Works are also required along the street frontage, including a new footpath, kerb and channel. Existing driveways are to be removed, while an electrical pole near the eastern boundary must be relocated or removed and a replacement streetlight installed.

The site sits in an established high-density residential area opposite Club Maroochy and close to the Maroochydore Tennis Club, with apartments, shops, offices and restaurants also nearby.

The applicant’s planning report identified parts of the proposal that differed from some of the planning scheme’s standard design measures, including the amount of the site covered by the building.

It listed site cover at 49.9 per cent compared with a 40 per cent standard, while maintaining the design remained suitable because of its landscaping, building shape and separation from nearby properties.

Council ultimately found the development, subject to its conditions, met the relevant planning requirements.

The property also has a history of redevelopment proposals, with an earlier approval granted in 2014 for 14 apartments and an office. The applicant’s report states that approval lapsed in June 2022.

The latest approval has a six-year currency period unless it is extended.
