Plans for a 254-site tourist park have hit a significant assessment hurdle, with a state agency advising the developer the current development application is invalid.

The State Assessment and Referral Agency told Danseur Pty Ltd on October 12 it would cease assessing the proposed Arcoona Road tourist park at Yandina Creek.

Sunshine Coast Council said the issue arose after amendments resulted in vegetation clearing being proposed in areas beyond those previously considered.

“Under Queensland’s planning framework, native vegetation can only be cleared for a relevant purpose and must be supported by the necessary approvals,” a council spokesperson said.

“Council advised the applicant that the amended proposal may involve vegetation clearing that is not covered by the existing determination by the Queensland Government.”

In documents filed on council’s development portal, a SARA senior planning officer said the agency was willing to provide pre-lodgement advice “in anticipation of another application”.

Council said options remained available to address the issue.

“It remains open for the applicant to consider options to address the matter, including seeking amendments to the relevant purpose determination or revising the proposal to retain clearing within the area that has previously been approved,” the spokesperson said.

“Council is working constructively with the applicant and the State Assessment and Referral Agency to ensure the application can be assessed in accordance with the applicable legislative requirements.

“As the matter remains under consideration, Council is unable to comment further at this time.”

Sunshine Coast News has contacted Danseur Pty Ltd for comment on the status of the application, the vegetation-clearing issue and how it intends to proceed.

The proposal is for a tourist park on a 54.63ha property at Arcoona Road, between Yandina-Coolum Road and the Maroochy River.

Its March 2024 planning report proposed 254 accommodation sites, comprising 150 powered caravan and motorhome sites, 67 eco-cabins and 37 unpowered bush camping sites.

The plans also included amenities buildings, swimming pool, recreation room, play equipment, camp kitchen, communal fire pit and river recreation facilities.

Further material subsequently lodged included amended plans dated December 2025 and a flood emergency plan.

The amended drawings continued to show the caravan park as Stage 1, bush camping as Stage 2 and river facilities as Stage 3.

The flood plan states the accommodation sites would be at least 17m above major flood levels, with its management measures focused on the risk of surrounding roads becoming inaccessible.

The application entered public notification on September 30, with submissions advertised to close on October 22 – however the application was declared “invalid” on October 12.

Danseur Pty Ltd is also behind a proposed 66-lot residential subdivision at 165 and 171 Burnside Road, Burnside. That application was submitted in 2025 by Subdivisions (Qld) Pty Ltd on behalf of Danseur and has entered the decision stage with Sunshine Coast Council. Both companies are directed by Noel Covey.

A similar tourist park application for the Arcoona Road site was lodged in 2022 but withdrawn the following year amid delays involving referral requirements.
