An award-winning home on rare beachside acreage is expected to set a new sales benchmark for Mudjimba.
The property, at Nojoor Road (number withheld), sits on an 8579sqm block and includes a five-bedroom home, a separate one-bedroom dwelling within a six-bay shed and a three-car garage.

Queensland Sotheby’s International Realty Maroochydore principal Melissa Schembri expected it to exceed Mudjimba’s highest recorded sale of $3.835 million, achieved by a neighbouring property in June. The suburb’s median house price is $1.637 million.
“I’m confident this will sell for above $10 million,” she said.
Ms Schembri said the home’s value stemmed from a combination of features rarely found together on the Sunshine Coast.
“It’s the combination that you just don’t get,” she said.
“You’re on more than two acres, directly adjoining a golf course, and only about one kilometre from Mudjimba Beach.”

She said buyers looking for space to store boats, caravans and other recreational vehicles often struggled to find suitable properties close to the coast.
“Most homes near the beach don’t have the room,” she said.
“This property gives owners that space while still being close enough to ride to the beach.”
Ms Schembri said the owners, who spend much of their time overseas for business, designed the property as a long-term family home before deciding to sell after their needs changed.

She said the residence was designed around a U-shaped floorplan that separated the parents’ and children’s wings while keeping the main living and entertaining areas connected.

Ms Schembri said Nojoor Road had become one of the Sunshine Coast’s most tightly held addresses because of its scarcity.
“I think people haven’t realised how rare these properties are,” she said.
“You’re only about 10 minutes from Maroochydore, but you have acreage, golf course frontage and you’re next to the beach.”

The property, which has been listed for best offers by July 28, has already attracted multiple prospective buyers, with Ms Schembri confirming two offers had been received during its first week on the market.
