Dozens of homes have changed hands for more than $32 million collectively, at two bumper auction events.

A variety of properties were purchased at Ray White’s Auctions at Altitude and Avani events, attended by big crowds and held over consecutive weekends.

More than $12 million in property was sold at the former, conducted by Ray White Maroochydore/Buderim at Altitude Nine at Maroochydore on July 9. The event saw 28 properties sent under the hammer.

Agency director and auctioneer Dan Sowden said the 36 per cent clearance rate was “a bit lower than what we’re used to”.

“But it’s still in line with what’s being experienced across the whole of South-East Queensland at the moment,” he said.

“We sensed some hesitancy from buyers, but we still achieved some fabulous results with a few first home buyers securing their first home.”

Three properties also went under contract the day after the auction and more were expected to follow.

“It’s an excellent time to be a buyer, and those that get prepared and bid at auction are buying well,” he said.

No. 402/67 Sixth Avenue at Maroochydore was sold prior to auction for $2.1 million, while Ray White Maroochydore agent Hayden Kehoe said one of the standout stories came from 2/16 Arwen Street at Maroochydore, which sold for $766,000.

A large crowd gathered at the Auctions at Altitude event atop the Sunshine Coast City Hall.

“The successful purchasers, Sushma and Tank, are first-home buyers who actually rent in the neighbouring complex,” he said.

“They first bid with us at one of our inaugural Auctions at Altitude events back in December 2024, narrowly missed out and spent the next 18 months searching for the right property.

“To see them finally secure a home, right next door to where they already live, was a fantastic moment and a reminder of how these auction events continue to connect committed buyers with the right opportunities.”

No. 18 Woodwood Road at Landsborough sold under the hammer for $863,000 after it had 44 inspections, seven offers prior and three bidders on the day.

“The property was called on the market at $845,000 and sold for $863,000 with fierce battle from $700,000 between all three bidders,” Mr Sowden said.

“The buyers were a young couple based in Mountain Creek. They only viewed the property on Tuesday, two days before auction.”

Ray White Mooloolaba and Kawana scheduled 30 properties to go under the hammer at its Auctions at Avani event at Avani Mooloolaba Beach Hotel a week earlier on July 2, selling more than $20 million in property.

With four properties sold prior to auction, and 10 sold under the hammer, the event resulted in a 47 per cent clearance, above the state average for the previous week.

No. 15/1 Pacific Boulevard, Buddina, sold under the hammer to a local family for $3.65 million, while 6/21 Clearview Court, Buderim, sold under the hammer for $2.85 million.

The latter was built by the late Peter Wise, an eighth-generation farmer who owned Wises Farm, a large portion of land in the heart of the Sunshine Coast that was sold and will be developed on, with the first subdivision now planned.

Agency director and auctioneer James Goldsworthy said there were still plenty of buyers despite the changing market conditions.

“Buyers are price sensitive but, make no mistake, they are ready, willing and able to buy,” he said.

“We had multiple bidders competing on multiple properties in the room. That’s not a soft market, that’s a motivated one.”

Mr Goldsworthy said the results came off the back of significant groundwork.

One property required two trips to auction before finding an outcome, with agent Adam Budd logging 674 calls to buyers over the course of the campaign.

“That’s the kind of hard work this market demands right now,” Mr Goldsworthy said.

“Adam’s result on that property didn’t happen by accident, it happened because he refused to stop until he found the buyer.”
