A large site approved for a resort complex, including accommodation and waterpark, has been put back on the market.

The 25-hectare property at 2652 Steve Irwin Way, Glenview, is in prime position near the Bruce Highway and less than 10 minutes’ drive from Australia Zoo and Aussie World.

The site has approval for the staged delivery of a masterplan consisting of 234 villas/apartments, waterpark, surf pool, food, retail outlets and a sports club.

It was listed for sale early this year before being taken off the market, but is now on offer again, via Knight Frank agents Christian Sandstrom and Blake Goddard.

The 25 hectares is being offered for sale in one line or two separate parcels.

Lot 1 is 14 hectares and approved for 160 resort villas, retail space and water attractions.

Lot 2 is 11 hectares and approved for 74 resort apartments, water tourist attractions based upon internationally proven technology, a best-in-class water park and surf pool.

Mr Goddard said the property offered buyers with a truly unique opportunity to secure a significant land holding with masterplan approvals in a key location of the Sunshine Coast with enormous potential.

“(Number) 2652 Steve Irwin Way is a trophy asset opportunity to create a once in a generation legacy project not seen since the creation of its famous neighbour Australia Zoo down the way,” he said.

“The site is engineered with operational works and shovel-ready.

“The successful purchaser can realise the maximum potential of the development approvals or alternatively develop a region-shaping product under the site’s flexible masterplan.

“The masterplan for the site is to create resort accommodation and integrated tourist attractions unable to be replicated elsewhere on the Sunshine Coast.

“The current masterplan doesn’t expire until April 2030, however there is the potential to change the plan with the exception of having to deliver a preliminary tourist attraction.

“Flexible future development outcomes on the balance of the site could include retail and co-living accommodation, with similar developments on other sites in the region experiencing significant success.”

Mr Sandstrom said the site was positioned at the gateway to the Sunshine Coast, with more than 500 m of frontage to Steve Irwin Way, which has about eight million vehicles travelling on it each year.

“This is a prime opportunity to purchase a prominent site in a huge growth area of South-East Queensland and build a landmark development,” he said.

“The site is located within approximately 100km of a population catchment of 1.3 million people, in addition to the 3.2 million interstate and international tourists visiting the region each year.

“Now is the time to be capitalising on a legacy opportunity like this, with the property perfectly positioned to benefit from the growth leading up to the 2032 Brisbane Olympic Games.”

The Offers to Purchase campaign for the property will close at 4pm (AEST) on Friday, November 29.

ty was initially put on the market early this year after a company linked to the land went into administration. The property was then taken off the market and has now been listed for sale again. Sunshine Coast News has requested more information.
