A modest beach shack in one of the region’s most tightly held coastal pockets has sparked a bidding war, selling for a multimillion-dollar sum.
The one-bedroom, two-bathroom 1960s home at 8 Bell Street, Dicky Beach, sold under the hammer for $2.02 million after attracting 13 registered bidders, with six actively competing for the property.
Marketed by Ray White Caloundra co-principal Andrew Garland as a knockdown-rebuild opportunity, the home was sold on behalf of the beneficiaries of a family estate.
While the original house had reached the end of its lifespan, the scarcity of the land ignited fierce competition among buyers eager to build in the beachside pocket.
Mr Garland said the result came down to one major factor – location.
He said the property was nestled in a coveted pocket of about 75 houses, positioned between the Currimundi Special School to the north and the Dicky Beach Surf Club to the south.
“The real magic of this location is the low-density, peaceful lifestyle it offers right next to a patrolled beach,” Mr Garland said.
“With no through traffic, the only cars you ever see on these streets belong to residents, beachgoers, or people who are lost. It’s an incredibly rare environment.”

The property served as a family beach house for decades, but its next chapter is expected to look different.
Mr Garland said the successful buyer – a local family – planned to clear the site and build a new home.

He said the buyers were not alone in that vision, with all major contenders bidding with the same goal in mind.

Mr Garland said the auction highlighted the continued strength of the premium Sunshine Coast property market.
“The market remains relatively buoyant for property in beachside Caloundra, and our auction clearance rates are still particularly strong,” Mr Garland said.
“Right now, success comes down to clear, direct communication with sellers and successfully conveying their motivation to the market.
“This sale proves that there is at least one motivated buyer out there for every property – regardless of the perceived strength of the wider market.”
