The trend of extremely high auction clearance continues on the Sunshine Coast with a notable rise in properties selling prior to auction day.

Buyers are now well aware of the importance of making competitive offers – not only dollar amounts, but unconditional terms as well.

Ray White Caloundra achieved 100% clearance at its recent in-room auction event.

Seven properties were due to go under the hammer but four were sold before auction day with the remaining three selling on the day.

The highlight was 13 Derby Road, Moffat Beach (pictured), which had 16 registered bidders and more than 60 bids before being knocked down for $1,581,000.

A young couple relocating from Sydney was delighted with the purchase.

With 15 registered bidders under the direction of Home Sunshine Coast, 6/10 Janet Street, Alexandra Headland was poised to be a cracker.

With dual street frontage in a tight complex of six, the top floor apartment had great northern views of the coastline.

With an opening bid of $400,000, the ledger was finally settled at $517,000 to a local purchaser.

The duplex at 1/1 Bluefin Court, Noosaville, was brand spanking new.

In front of a big crowd and 10 registered bidders the opening bid was $700,000.

This was met with laughter and the bidding took flight.

Almost half an hour later, the property was passed over to the successful purchaser for $1,310,000.
