A long-vacant commercial building could be converted into a new healthcare facility to expand access to allied health and disability support services in one of the region’s key service centres.
A development proposal lodged with Sunshine Coast Council seeks to repurpose a two-storey commercial building on a 911sqm corner allotment at 29 Mathew Street, Nambour.
Planning documents prepared by Urbicus for Deadly Property Co Four Pty Ltd show the Indigenous-led organisation DCC Industry Group, headquartered in Brisbane, would operate the facility and provide allied health care, including occupational therapy, speech pathology, psychology and disability support.
Property records show the site sold for $1.2 million in December 2025 with vacant possession, and is registered to Deadly Property. ASIC records list Deejay Egan, founder and chief executive officer of DCC Industry Group, as a director of the company.
The application seeks a development permit for a material change of use, and if approved, would include a 45sqm extension for occupational therapy and gym activities.
The existing building provides 867sqm of floor space and would expand to 912sqm under the proposal.

Plans show the additional floor area would accommodate a group occupational therapy and gym space, while the broader fit-out would deliver nine therapy rooms, a multi-purpose consultation room, waiting area, reception and administration facilities, kitchen and meeting and training space.
The upper level would contain two workspaces, meeting and training rooms, a staff breakout area and quiet booths.
Other works include internal demolition and reconfiguration, replacement of an existing storage shed and a landscaped strip along the site’s northern boundary.
No on-site parking is proposed as part of the development.
The report notes the existing building footprint limits opportunities for additional parking and cites the site’s historical reliance on the adjacent public car park.
“Substantial on-street parking areas are adjacent to the site including kerbside parking and a dedicated public carpark in the Mathew Street median,” the report states.
The report also highlights the property’s proximity to public transport, including Nambour railway station and connecting bus services.

While a healthcare service within the existing building would ordinarily be accepted development under the Sunshine Coast Planning Scheme, the additional 45sqm floor area triggers a code-assessable application.
