A tightly held beachfront property tipped to set a new local record has hit the market for the first time in almost four decades.

The four-bedroom home at 19 Watson Street, Currimundi, held by the same family since 1989, is heading to auction.

Melissa Schembri, who is marketing the property alongside Daniel Rees of Sotheby’s International Realty Maroochydore, said she expected the sale to set a new benchmark for the suburb.

Positioned directly on the dunes, the property has uninterrupted ocean views and direct beach access – a feature that has become increasingly rare along the Sunshine Coast coastline.

The home was designed by award-winning building designer Trevor Reitsma and completed in 2021.

Ms Schembri said Watson Street occupied a unique position in the local market because properties there rarely became available.

“Properties here rarely change hands and when they do, they attract serious attention from buyers who understand what it means to hold absolute beachfront land in this location,” she said.

The galley kitchen is modern and spacious.

Watson Street has recorded only a handful of major sales in recent years, including 27 Watson Street, which sold for a street record $9.05 million in August 2024 after attracting more than 100 people to its first inspection.

Earlier this year, 11 Watson Street sold for $8.12 million after being held by the same family for more than 25 years.

Ms Schembri said the significance of Watson Street extended beyond the homes themselves.

“What really matters here is the land,” she said.

“No new beachfront land will ever be created on this street.”

While the address is expected to attract attention for its rarity, the home itself is stunning. Set across multiple levels, it includes four bedrooms, four bathrooms and a lift, with a north-facing design aimed at making the most of uninterrupted ocean views and direct beach access.

The property sits close to Currimundi Lake, a patrolled surf beach and the wider Caloundra precinct.

The residence has sleek, modern lines.

Watson Street has increasingly drawn comparisons with tightly held beachfront pockets further north, where a small number of absolute beachfront addresses have produced some of Queensland’s biggest residential sales.

While markets such as Sunshine Beach now regularly command eight-figure transactions, Ms Schembri said buyers were increasingly taking a long-term view of rare beachfront holdings on the southern Sunshine Coast.

“To put that in perspective, a newly designed home of comparable quality to 19 Watson Street, including foundation work and landscaping, would cost in the order of $5 million or more to build today,” she said.

The auction is at midday on Saturday, June 20, while legitimate pre-auction offers are also being considered ahead of the campaign.
