A Sunshine Coast real estate agent has surpassed $300 million in property sales after more than a decade in the industry.

Henzells agent Iain Simms reached the milestone after 12 years working across Caloundra and surrounding suburbs, recording 355 sales ranging from entry-level units to high-end waterfront homes.

The figure reflects consistent performance across changing market conditions, with sales spanning from a $235,000 one-bedroom unit in Pelican Waters to multimillion-dollar properties.

Mr Simms entered the real estate industry in 2013 following a career in IT and start-ups, initially working as an associate before establishing himself independently.

He said a push from his wife to branch out on his own proved pivotal.

“When Golden Beach became available as a prospecting area, my wife pushed me to go out on my own. At that time, I was working with an associate and she encouraged me to grab the opportunity and run with it, to step out of the shadow and just get it done my own way,” he said.

Mr Simms secured his first independent sale in early 2015, selling a property at 42 Blaxland Street, Golden Beach, for $405,000.

He said a business mindset centred on persistence helped drive early success.

Applying the same approach, he went on to achieve multiple seven-figure sales, including a $7.9 million property on Warne Terrace overlooking Happy Valley, which took 14 months to complete.

Other notable transactions include a $5.7 million sale at Queen of Colonies Parade, Moffat Beach, and a $4.5 million waterfront home in Delisser Place, Pelican Waters.

“It all adds up,” he said. “Every property, every client, every situation is different.”

Mr Simms said his approach avoided sales hype in favour of consistent service and communication, which had contributed to industry recognition including multiple Henzells Agent of the Year awards and being named Golden Beach’s top agent by RateMyAgent.

“It’s not just about the number at the end,” he said.

“There’s a lot of relationship building. Sometimes you’re negotiating, sometimes you’re guiding people through decisions. Everyone moves at their own pace and you have to understand that.

“To use a fishing analogy, you don’t just throw one line in the water and expect a result. You try different approaches, different strategies. Sometimes it happens quickly, sometimes it takes time.”

He said building a long-term reputation had been key to reaching the milestone.

“You don’t get there overnight,” he said.

“This is a business where your reputation matters. If you do the wrong thing, people remember. If you do the right thing consistently, that builds over time.”

Mr Simms said a shortage of sellers was one of the current challenges in the Sunshine Coast market.

“It’s hard to find people who want to leave the Coast at the moment,” he said.

“And you can understand why.”
