A proposal to more than double the number of tenancies in an industrial estate next to the Bruce Highway has been lodged for assessment.

The plan includes adding 54 low-impact industry tenancies to the 39 already established at the Cooroy Business Park.

The material change of use application, which was submitted to Noosa Council, also seeks to establish accommodation for a caretaker and to allow ancillary use as a transport depot.

A town planning report by Pace Planning on behalf of RMC Cooroy Pty Ltd says the two-hectare site at 18 Taylor Court is currently hardstand with no vegetation.

“The proposal for low-impact industry and ancillary contractors’ depot with 54 tenancies is variable and adaptable, with sizes ranging from 147sqm to 352sqm to provide for a range of potential business within the scope of the proposed uses,” the report says.

The planned development would comprise four contemporary industrial buildings and be delivered in five stages.

“The buildings are expressed as two storeys, incorporating internal mezzanine levels within the roof envelope, and achieve a maximum overall height of approximately 7.4 metres, which is below the 10-metre building height requirement,” the report states.

The gross floor area of the development would total 12,032sqm, with 8974sqm on the ground level and 3058sqm in mezzanines. The total site cover would be 44.5 per cent.

The proposal includes a 65sqm caretaker residence positioned near the site entry to allow 24-hour onsite supervision. A covered staff recreational area is also included in the plans.

Access would be via a new concrete crossover from Taylor Court, with 126 parking spaces to be included across the estate.

A total of 3043sqm, or 15 per cent of the site, would be landscaped “to soften the industrial built form and to provide communal open space areas to workers”.

An estimated 483 cubic metres of fill would be exported during the development, with an operational works application also lodged.

“Design, engineering controls, waste management and environmental performance requirements are proposed to manage to odour, dust and acoustic emissions,” the report says.

The proposal must also comply with higher-order approval conditions set out in a preliminary approval issued by the council in 2006.

The site is about 120 metres west of the Bruce Highway within a Low Impact Industry Zone.

“The development provides small-to-medium business tenancies and represents orderly urban growth within the established industrial area and achieves the intended balance between economic activity, environmental protection and preservation of the Cooroy small town character,” the report says.

The application is subject to code assessment.
