The owners of dozens of properties that were earmarked for acquisition have been told their land will not be required by the state government.

Many sites that were in the firing line of Stage 3 of The Wave have been spared, after the transport corridor between Birtinya and Mountain Creek was confirmed.

Recently released maps showed some properties, mainly in one area of Mountain Creek, were still set to be affected but the owners of 81 properties previously identified as potentially impacted were recently notified their land won’t be needed for the project.

The stretch was initially slated for a rail line before authorities announced, early last year, plans for a route for metro-style vehicles, along with the expansive Mooloolah River Interchange Upgrade.

The maps appear to show a new road, mainly adjacent to the Sunshine Motorway, for the vehicles to utilise, and vast changes to the interchange.

Stages 1 and 2 of the Wave will include a rail line between Beerwah and Birtinya while Stage 3 will include a metro-style vehicle corridor between Birtinya and Sunshine Coast Airport, including a connection to the new Maroochydore City Centre.

Part of The Wave Stage 3 route. Some homes in an area of Mountain Creek are likely to be affected but many other properties will not be.

It’s not yet clear what path the vehicles could take between Mountain Creek and the airport. Further planning is required before property impacts can be confirmed for that section.

A department of Transport and Main Roads spokesperson said the state government was intent on providing an improved travel network.

“The Wave and Mooloolah River Interchange Upgrade are generational infrastructure projects aimed at transforming how people move on the Sunshine Coast, while improving transport efficiency, safety and connectivity in the region,” they said.

“Over the course of these projects, TMR has worked closely with impacted property owners and stakeholders within identified corridors to provide information, assistance and support wherever possible.

“As these projects progress, TMR will work to minimise construction impacts such as noise and remains committed to engaging with affected residents and community members.”

TMR has contacted all impacted property owners near the rail line to discuss the property acquisition process and timeframes.

There are no private property impacts for Stage 1, while TMR recently met with impacted property owners for Stage 2 to provide a project update and to progress property acquisitions.

The Wave including the rail line between Beerwah and Birtinya and the metro-style vehicle route between Birtinya and Sunshine Coast Airport, along with the MRIU.

The rail line could be relatively close to properties.

Noise monitoring and modelling are underway to establish baseline noise levels in areas surrounding the corridor, with the data to inform the design of appropriate noise, visual and safety mitigation measures for construction and ongoing operation.

Noise mitigations such as the type, height, materials and exact placement of any noise barriers have not been confirmed and will be resolved during detailed design. Once available, TMR will liaise directly with nearby property owners to discuss the proposed mitigation measures.
