A 32-townhouse development has been proposed for a prominent corner site in the growing suburb of Nirimba.

The project would occupy a 4011sqm parcel at the intersection of Central Avenue and Aura Boulevard.

The application by Devcon Property Group was submitted to Economic Development Queensland (EDQ), which is the assessment manager because the land sits within the Caloundra South Priority Development Area.

A town planning report by RPS Group on behalf of Devcon Property says the complex would have 15 one-bedroom units, 16 two-bedroom units and one three-bedroom unit.

Each townhouse would be two storeys high, less than the allowable five storeys for the site.

The block is zoned for Medium Density Residential and sits on a corner lot with frontages to Aura Boulevard, Central Avenue, Amelia Lane and Olivia Crescent. Vehicle access to the development would be via Olivia Crescent.

The proposed development would cover about 2146sqm, or 53.5 per cent of the site. Landscaping would account for 671sqm, or about 16.7 per cent, while 401sqm (10 per cent) would be communal open space.

Parking plans include 35 resident car spaces, eight visitor spaces and three motorcycle spaces.

Pedestrian access is proposed from Aura Boulevard and from unnamed laneways to the west and north of the site. Ground-level units fronting Aura Boulevard and Central Avenue would also have private pedestrian entries.

The application proposes numerous sustainability measures in accordance with the Caloundra South PDA. Among them are solar power with an embedded network to provide discounted electricity, provision for future EV charging, and rainwater collection tanks, although the report says they would supply outdoor taps only instead of all plumbing fixtures. Some fencing would be non-compliant.

“Approval is sought subject to reasonable and relevant conditions,” the report says.

The application was submitted to EDQ on February 17.
