A seven-storey building in the heart of the Sunshine Coast’s business district could be set for a major expansion.

A development application has been lodged for extensions and alterations to the existing mixed-use building at 8 Maroochydore Road, Maroochydore.

The site is currently home to drive-through Guzman y Gomez and Good Bean outlets on the ground floor, with commercial office space up to level six and a rooftop bar on level seven.

The proposal, submitted by Adams and Sparkes Town Planning on behalf of Bryant Property Group Pty Ltd, seeks a material change of use for the 2938sqm site, which is simply known as ‘eight’.

“The proposed development comprises of a new office tower over eight storeys with a new ground-floor retail tenancy and an additional level of podium car parking,” the application states.

“The new office component is proposed to be internally connected to the existing tower and is therefore an extension of the existing tower element.”

The plan would see the existing Good Bean drive-through tenancy replaced by the new ground-floor retail component.

“New elements will include a third-level car park, plus the extension of the office tower made up of five levels of office space, plus lift, lobby areas and amenities,” the report states.

“Other than internal connections to the existing and proposed office space, no changes are proposed to the existing office building or the GYG food and drink outlet tenancy.”

The expanded development would reach a height of about 32.6m, with 2082sqm of additional gross floor area proposed – bringing the total GFA for the site to 4028sqm.

The report says 110 car parking spaces are proposed: 20 at ground level, 44 on level two and 46 on the new level three.

“Vehicular access is to remain unchanged and includes left-in access only at the western end of the site’s frontage to Maroochydore Road, exit only (left-out) access to Beach Road, and an all-movements access on Church Street,” it states.

The report acknowledges deep planting of the site is below the 10 per cent required, but argues that landscaping is “highly integrated” into all aspects of the development.

“Overall, 12.3 per cent of the site area is provided as landscaping, with 6.67 per cent of this being true deep planting,” it states.

It also says some setbacks do not meet requirements but argues the office tower “will not result in unreasonable overshadowing”.

“The design and layout of the proposed development is compatible with the existing site
development, consistent with surrounding development and reflects the overall strategic intent for the locality,” the report says.

The Bryant Property website says the company has been based on the Sunshine Coast for more than 40 years and is run by father and son.

It specialises in commercial property, building and leasing to corporate clients in the Maroochydore CBD, including 8 Maroochydore Road.

“Located across the road from the bustling hub and topping a new build, this urban sky-high sanctuary wouldn’t be out of place in Brisbane, Sydney or even Melbourne. Perch on a stool at the wraparound rooftop bar and vistas unfold in every direction-to the hinterland, across the cityscape and to the sea, with a little glimpse of Old Woman Island and Mount Coolum in the distance,” the website says.

The application is subject to code assessment.
