A rare opportunity to buy two adjoining waterfront properties as one has come onto the market, with a combined $13 million price tag for what is believed to be the first dual-title offering of its kind in a Sunshine Coast street.
The neighbouring homes at 2 and 3 Cypress Court, Minyama, are being sold together after their owners decided the combined waterfront holding would be more valuable than selling the properties separately.
Selling agent Simon Guilfoyle, owner of Guilfoyle, said the campaign was unique because the properties had never been marketed as a single acquisition.
“The individual properties have been for sale before, but what has never been offered is the combined position,” Mr Guilfoyle said.
“It’s the first time in the street’s history that two adjoining waterfront titles have been presented together.”
The combined holding includes 1874sqm of north-facing land, 43m of deep-water frontage and bridge-free access to the Pacific Ocean.

Across the two homes are 12 bedrooms, seven bathrooms, parking for 14 vehicles, two swimming pools, dual pontoons, a private boat ramp and a boathouse.
Mr Guilfoyle said the opportunity was about far more than the homes themselves.
“The value is in the land,” he said.
“Whether you’re buying an apartment or a house, land is always the underlying value, but when it’s waterfront land there’s a level of scarcity because they’re not making any more beaches and they’re not creating any more waterways.”
He said the neighbouring owners, who had each owned their properties for several years, recognised the advantage of combining the sites into one offering.
“They saw the greater value in presenting it as a 43m waterfront position rather than two separate properties,” he said.
“It creates opportunities that simply don’t exist with an individual block.”

Mr Guilfoyle said buyers could continue using the homes independently, accommodate extended family across both residences or, subject to the relevant approval process, amalgamate the titles into a single waterfront estate.
“Some people will see it as a family compound where two generations can live side by side without sharing a wall,” he said.
“Others will see the opportunity to create one substantial waterfront residence. The attraction is that the buyer has options.”

The campaign officially launched in May after the homes had previously been marketed individually through other agencies.
Mr Guilfoyle said interest had been strong despite the niche market.
“We’ve had more than 100,000 online views and about 35 enquiries,” he said.
“The enquiries have come from interstate, overseas and locally, with potential buyers from Melbourne, Sydney, Singapore and Australian expats in England.
“This type of property isn’t a quick sale because there’s a very specific buyer. It only takes one person who understands how rare this sort of landholding is.”

The listing follows several high-value sales in Cypress Court in recent years.
Property records show 19 Cypress Court sold for $6.6 million in January 2025, while 14 Cypress Court changed hands for $6.4 million in July 2024. The current owners purchased 2 Cypress Court for $4.5 million in October 2022 and 3 Cypress Court for $4.05 million in January 2022.
Mr Guilfoyle said those sales reflected the continued strength of the waterfront market.
“Cypress Court has become one of the Sunshine Coast’s premier waterfront addresses,” he said.
“The canal system is complete, the land is finite and opportunities like this simply don’t come along very often.”
