A relatively-unknown suburb is starting to take some of the spotlight off its bustling neighbour Buderim.
Mons (4.2sqkm and 1179 people) is tucked away in the north-western hills, besides Buderim (30.5sqkm and 31,340 people).
But there are signs it is emerging from the shadows of its well-known neighbour, as prospective property buyers notice its natural beauty, space, views and proximity to services.
Property consultant at Property Today, Jamie Hill, said Mons was a largely unheralded but ‘classy’ area.
“It’s definitely a hidden gem,” he said.
“It a very mature suburb.
“The difference is that it has acreages and views.
“It’s so well positioned and you’ve now got the new White’s IGA down the road (at Forest Glen), which is magnificent.”
Recent sales have indicated that buyers are starting to take notice of Mons.
“Over the last year, most properties have sold for between $2.5m to $3.5m, depending on what type of properties they are and the landscape of the land,” Mr Hill said.
An elegant 4716sqm property at 25 Mons School Road was passed in at auction during the weekend but was expected to sell quickly given the amount of post-auction interest.
“It’s a wonderful property, built around the view,” Mr Hill said.
“They built it perfectly to take advantage of the sunsets and the seasons.”
The views take in the Blackall Range to the west.
“There’s even a small gap in the range and the sun sets right between it during the shortest days of the year. It’s amazing.” Mr Hill said.
The owners were looking to downsize.
“There are just two people there now and it’s a five-bedroom property, so they felt it was time to move on,” Mr Hill said.
Mr Hill said properties in Mons generally faced north, north-west or west.
“There are views all along the ridge, along Mons School Road and down Vise Road,” he said.
He said Mons tended to be missed by prospective buyers, because only a few properties were listed at any one time and they were usually listed at the end of an extensive ‘for sale’ list that included about 120 Buderim properties.
But Mr Hill said Buderim’s neighbouring suburbs like Mons, Tanawha and Forest Glen were bound for big things
“I think it’s going to boom through this corridor,” he said.
