The prestigious location, on the banks of the Mooloolah River at Parrearra, is the flavour of the month for home buyers, it seems.

Four properties have been sold over the $2 million mark in recent weeks.

Fetching $2.175m at auction, 108 Sunbird was the latest local offering to change hands.

The property’s price, achieved at auction, fell just short of the street record of $2.2m.

Ray White Real Estate agent Will Van den Dungen said the vendors were ecstatic with the result.

He said the spacious two-storey, four-bedroom, three-bathroom north-facing waterfront home with a large pool, its own private 9m pontoon and 20m of river frontage, was purchased by a young local family.

Other features of the property include 5.7m ceilings in the living zone, a flexible floor plan, large main bathroom with sauna, and close proximity to the local beach access, hospital precinct, prestigious schools, cafes, restaurants and Kawana Shopping World, including Event Cinemas, Woolworths and Coles.

“There were a number of interested parties, however the owners wished to conduct an unconditional sale and the future owners were able to offer that on the day,” Mr Van den Dungen said.

Brisbane buyer triumphs

A Brisbane family who love visiting the Sunshine Coast will be spending even more time here after snapping up a beautiful Maroochydore apartment (below).

They edged out two other bidders to secure a three-bedroom unit at 2608/100 Duporth Avenue.

Ray White Agent Niall Molloy said the selling price of $1.36m was achieved because of the quality of the property, its great position and good neighbourhood.

“It also had good facilities and was built by a well-known developer,” he said.

‘Nothing like this on the Coast’

Ray White agent Natalie Sinclair said the auction of 31 Sundew St, Mudjimba, was going to be a cracker.

She said there was nothing comparable on the Sunshine Coast, so it should attract considerable interest.

The two-bedroom beach shack (pictured below) was built in 1959 as a holiday house and the present owners have maintained its original intent by creating special touches of nostalgia.

“For example, they have the original house deeds framed, which includes the owner’s name,” she said.

The quirky home on a 612sqm block also holds many memories for long-time locals.

“Because it was a holiday home, the local kids would jump the fence to play in the backyard,” she said.

The property, which is a short stroll from the beach, will go to auction on Saturday, June 18, at 2pm.
