An Alexandra Headland ground floor apartment with stunning ocean views has been snapped up for $1 million – $265,000 more than a unit a level higher attracted 12 months ago.

Ray White Maroochydore’s Pam Thomas said the three-bedroom, two-bathroom unit at 3/10-12 Marina Walk had been in hot demand due to its beach location and outlook.

Ms Thomas said that the Mariner on the Pacific complex, built in 1996, had just nine units and was wonderfully positioned with even the ground floor offering elevated views over Alex and Mooloolaba.

“It is a smaller, older complex, but tightly held,” she said.

“The price we achieved at auction (with Dan Sowden the auctioneer) was 265k above the most recent sale – one level higher – 12 months ago.”

Ms Thomas said the four-week auction campaign attracted interest from 135 prospective buyers and there were offers of $750,000 and $880,000 through the campaign.

The $880,000 offer came from a man who later turned out on auction day, along with 10 other bidders, and bid up to $985,000 before bowing out.

Brisbane doctor Helen Tumusiime (pictured below talking to agent Pam Thomas) won the day with a $1m bid and plans to rent the unit for six months, give it a total refurbishment and eventually move in and enjoy the best of Sunshine Coast living.

Ms Thomas said the outcome was strong proof that auctions were the best way forward for sellers in the current market.

The apartment on Alex hills is set back from the road and within a quiet enclave.

Mooloolaba’s dining strip is about 400m away and patrolled beaches are just a short stroll.

Light-filled and spacious, the apartment has an open-plan layout with beach-style interior including plantation shutters, timber-look floors and a sunken lounge that opens out to the  balcony that overlooks the pool. There’s also a rooftop terrace for entertaining.

The three bedrooms all have timber-look floors for low maintenance, built-in wardrobes, ceiling fans and split-system air conditioners.

The master suite has pillow views of the ocean, opens out to an east-facing balcony and includes a his-and-hers ensuite in beach-inspired hues.
