A sprawling hinterland property with its own 18-hole golf course, fruit orchards and conditional approval for 88-bed glamping accommodation has been put up for sale.
The 126.35ha estate at Cootharaba spans three titles and is being offered by Colliers on behalf of CYC Adventures.
Colliers Sunshine Coast managing director Nick Dowling said the size of the holding and its location about 30 minutes from Noosa made 48 and 59 Kabi Road a rare offering.
“This estate seamlessly combines a fully operational 18-hole (par-3) golf course, established fruit orchard, clubhouse facilities and extensive grazing land, all set amidst the picturesque natural landscapes of Noosa,” he said.
“And while it has an established foundation, there is considerable scope for a new owner to shape its future, whether that involves expanding the tourism offering, growing the agricultural operation or creating a distinctive private lifestyle destination.”
The golf course is supported by clubhouse and hospitality facilities capable of accommodating about 100 guests, including modern commercial kitchens and cold rooms. There is also potential to explore additional recreational facilities, including a driving range.

Colliers Sunshine Coast senior executive Johnny Gooderham said the property’s location and infrastructure offered prospective operators an opportunity to tap into the region’s established visitor appeal.
“Noosa is renowned for its beaches and coastal lifestyle but the hinterland offers a different experience centred on nature, open space and outdoor recreation,” he said.
“Adding to the estate’s character is the fact that it houses the original Noosa Surf Club building, which was relocated to the property.
“This property brings together a number of elements that could support a compelling rural tourism destination, from golf and hospitality to group accommodation and agricultural experiences.”
The estate has a substantial agricultural footprint, including more than 2,000 fruit trees, 99 acres of improved irrigated pasture and infrastructure supporting horticultural and livestock operations.
Water assets include a 4.5ha spring-fed dam, smaller dams, two bores and automated irrigation systems servicing the golf course, orchard and grazing paddocks.
A 700sqm packing shed, substantial machinery shed, established internal road network and parking for about 98 vehicles and two buses further support the property’s operations. A comprehensive inventory of plant and equipment is included in the sale.

Colliers agribusiness executive Marc Peries said the infrastructure and flexibility of the holding would appeal to buyers looking beyond a conventional rural property.
“The scale of the land, water infrastructure and improved pasture provide a substantial platform for agricultural use, while the existing buildings and recreational facilities create other options for a prospective owner,” he said.
“There is also a strong lifestyle proposition here, with the ability to enjoy a substantial rural holding within easy reach of Noosa. Buyers can assess the established operations and consider how best to build on the property’s existing strengths.”
A modern four-bedroom caretaker’s residence with a study provides on-site accommodation, while the property’s established internal road network provides access throughout the holding.
Colliers is offering 48 and 59 Kabi Road for sale by expressions of interest, closing on November 26.
