A two-bedroom apartment has sold for $10.2 million, setting a new Sunshine Coast benchmark just weeks after the previous record was established.
The middle-level unit is within Tingirana at Noosa Heads, a luxury serviced apartment complex with hotel-style services overlooking Noosa Main Beach.
Public sales records show the two-bedroom, two-bathroom unit at 25 Hastings Street changed hands for $10.2m on August 21.
Tom Offermann Real Estate agent Jesse Stowers said the private treaty sale followed about three weeks on the market and attracted competition at the top end.
“We did have multiple offers,” Mr Stowers said.
The result surpassed the previous Sunshine Coast record for a two-bedroom apartment, set when Apartment 17 at nearby Fairshore Noosa Resort sold for $7.425 million.

Sunshine Coast News reported that sale in August after Richardson & Wrench Noosa agent Shane McCauley described it as a record for a two-bedroom property on the Coast.
The Fairshore apartment, also on Hastings Street, had spent four months on the market and included direct access to Noosa Main Beach.
Mr Stowers said he was not aware of another two-bedroom property locally or elsewhere on the Sunshine Coast selling for a price approaching the latest result.
He said some properties could potentially command similar prices but rarely changed hands.
“I’ve personally sold a couple in the complex, but they are very tightly held,” he said.

Mr Stowers estimated only three Tingirana apartments had transacted during the past decade.
The latest buyer is Melbourne-based and familiar with Noosa, with the purchase intended to combine holiday use with investment.
It is the buyer’s first apartment in Tingirana. The seller decided to sell after making another property purchase closer to home, Mr Stowers said. The apartment number and further details about the owner are being kept private before the December settlement.

Tingirana has 18 independently owned apartments across three levels, with six on each floor.
The beachfront complex includes an infinity-edge pool and allows guests and owners to access room and poolside service through Seasons Restaurant, which operates separately within the building.
“There’s nothing between you and the beach and the water,” Mr Stowers said of the apartment’s outlook.
The building underwent a major renovation in 2017, while the apartments are managed as short-stay accommodation when not being used by their owners.

Mr Stowers said annual guest income for apartments within the complex were in the range of $500,000, although returns varied depending on how often individual owners occupied them.
Mr Stowers said the strength of the sale reflected the limited supply of tightly held beachfront properties rather than broader market conditions.
He said buyers for such apartments were often known to agents for extended periods while waiting for suitable properties to become available
