The next stage of a major development has been put before council.

Detailed plans have been lodged for a proposed service station at 10 Memorial Drive, Eumundi, within the approved mixed-use development that is set to deliver the town’s first full-line supermarket.

The operational works application, submitted on June 3 to Sunshine Coast Council, includes architectural and landscape plans for a fuel station and retail outlet on part of the 9915sqm site at the corner of Memorial Drive and Noosa-Eumundi Road.

The proposal forms part of the broader shopping centre development that received approval after a lengthy planning process. The development reached a mutual agreement in the Planning and Environment Court in 2024, paving the way for a supermarket and associated retail uses on the prominent site.

According to the plans, the service station would occupy a 4293sqm portion of the land, with the balance of the site reserved for the approved shopping centre development. The fuel outlet would include a 150sqm retail building, a 300sqm fuel canopy, eight customer parking spaces, bicycle parking and dedicated service vehicle areas.

The shopping centre plans show a 1200sqm supermarket alongside three specialty retail tenancies with a combined floor area of 272sqm. The development would provide 76 car parks, 12 bicycle spaces and dedicated loading and service vehicle access areas.

Site plans show eight fuel bowser positions beneath the canopy, together with air and water facilities, a refuse and service yard, landscaping and vehicle access from Memorial Drive. A passing lane would allow motorists to bypass vehicles stopped at the pumps.

The design seeks to soften the appearance of the development through extensive landscaping. Plans include large shade trees reaching up to 15 metres in height, medium shade trees up to 10 metres, screening shrubs of up to five metres and retained existing trees along the Memorial Drive frontage.

A 2.4-metre-high acoustic barrier is also proposed along parts of the site boundary, while pedestrian and bicycle connections would link the service station with the wider shopping centre development.

Design documents for the shopping centre state the project has been shaped to minimise its visual impact and reduce its influence on surrounding view lines. The architectural approach draws on Eumundi’s established character through the use of weatherboard cladding, corrugated iron, large shopfront glazing and regional federation-style design elements. Extensive landscaping is also proposed to screen the development and integrate it into the surrounding streetscape.

Plans also show the supermarket floor level has been set above the site’s flood hazard allowance level.

The site has also attracted significant market interest this year.

Nick Dowling of Colliers Sunshine Coast said the property was sold at auction on March 27, with nine bidders competing for the site.

At the time of publication, the sale had not settled, meaning neither the sale price nor the purchaser could be disclosed.
