A warehouse in a beachside suburb has been sold for $3.6 million, emphasising the competitiveness of the Sunshine Coast industrial property market.
The freehold sale of 16 Textile Avenue is believed to be among the top sales on record for an asset of its size in Warana.
The 1500sqm property attracted significant attention during a four-week private sale campaign.
Within the first two weeks, multiple offers were received and the property progressed into a competitive multi-offer scenario with six total offers submitted.
The successful offer matched the asking price: cash unconditional with a 30-day settlement.

Ray White Commercial Northern Corridor Group agent David Goldsworthy said the result underscored the ongoing demand in the area.
“This sale reinforces the confidence buyers have in Warana’s industrial market,” he said.
“Even with limited lease term remaining (one year), the location, quality of the asset and competitive process delivered an exceptional outcome for our client.”
The property is within a medium impact industry zone and the L-shaped warehouse has 954sqm of floor space.

The property also includes a 263sqm awning, six roller doors up to 6m high, LED lighting and skylights, air conditioned offices, reception and staff amenities.
The RWC property listing stated that the Warana industrial precinct is “one of the Sunshine Coast’s most tightly held and in-demand industrial precincts, underpinned by its unbeatable connectivity to major arterial roads and consistent interest from both occupiers and investors”.
“Strategically positioned on the fringe of The Wave – a landmark infrastructure project set to transform public transport across the region – Warana is perfectly placed to capitalise on the next wave of growth and accessibility.”
The precinct is located immediately to the west of Nicklin Way and north of Sunshine Coast Stadium.
