A property behind a busy retail and hospitality precinct could be redeveloped to address a critical shortage of worker accommodation.

A development application has been lodged to build a three-storey complex that would include 16 rooms and shared living spaces near Noosa Junction.

Town Planning Alliance Pty Ltd has submitted the material change of use application to Noosa Council on behalf of its client, John Haines, for a block at 23 Bottlebrush Avenue, Noosa Heads.

According to a town planning report, the proposal seeks to deliver rooming accommodation comprising of one-bedroom, one-bathroom rooms.

The report stated it would provide housing specific to the needs of students and hospitality workers.

“Each of the proposed units will be provided with shower and bathroom facilities, with the development providing for a single communal kitchen, laundry and breakout/outdoor courtyard spaces,” the report stated.

“It responds directly to the identified need for critical worker accommodation by providing well-located housing within close proximity to Noosa Junction.

“Simultaneously, the built form has been thoughtfully designed to integrate with the surrounding residential context, respecting the established neighbourhood character and ensuring a high standard of urban design and amenity.”

A basement car park would provide six car parking spaces, six motorcycle parks and nine bicycle parking spaces.

Bottlebrush Avenue is located behind Noosa Junction’s main thoroughfare, Sunshine Beach Road.

“The proposed development seeks to respond to the site’s sloping topography, providing a basement car park that ‘cuts’ into the site whilst ensuring that the entirety of the building maintains a maximum height of three storeys at any points, with the built form kept well below the applicable 12m height limit,” the report said.

A two-storey home currently on the 506sqm site would be demolished if the application is approved, while several existing and mature eucalyptus trees will be retained.

The block is located within the high-density residential zone and the Noosa Heads Local Plan Area, just outside the Noosa Junction Framework area.

An existing development application for five units already exists for the site, which Noosa Council approved in October 2021.

The development site is not far from where a state-facilitated development application for 195 units in Lanyana Way, to address the affordable housing shortage, remains live.

The application is code assessable and does not trigger any referrals to the State Assessment and Referral Agency.

Noosa Council is currently reviewing the application.
