A sprawling riverside mansion is expected to be the first of many properties to sell for a fortune in one coveted area of the Sunshine Coast.

No.8 Minyama Island recently changed hands for a staggering $17 million.

It’s believed to be most expensive residential property to have sold in the area.

Elite Lifestyle Properties Sunshine Coast director Jordan Lund lauded the estate that includes a five-bedroom, five-bathroom, 10-garage home.

“It’s sensational,” he said.

“It sold for $17 million and this a benchmark but it’s deserving of that price point.

No. 8 Minyama Island.

“It’s 1809sqm with 37m of water frontage, which is direct ocean access, and you can have vessels up to 100-foot there.

“It’s only a four-year-old home, designed perfectly for the block.”

The home is by Morriarchi Architecture and built by Gray Construction Group.

It includes a vantage point over the Mooloolaba Wharf and Mooloolah River, expansive open-plan living areas, two guest wings, glass walls, state-of-the-art kitchen, bar and games area, multiple entertainment spaces, gymnasium, and infinity pool.

There was considerable interest in the property during a 70-day campaign and four serious offers were submitted before it was sold to an inter-state buyer for the area record price that eclipsed No.9, which sold for $12 million in 2022.

Mr Lund said there were several lavish homes being planned and built along the waterfront at Minyama, Mooloolaba and Buddina.

“It’s a prestigious part of the Sunshine Coast,” he said.

The home is by Morriarchi Architecture and built by Gray Construction Group.

He said the bumper sale of No.8 could be a sign of things to come in the area.

“I definitely think it is,” he said.

“These guys (at No.8) were among the first ones to do a new build a few years ago but there’s lots of people following suit.”

Mr Lund pointed to prime locations including Mooloolah Drive, Minyama Island, Mooloolah Island, Culbara Street, Carwoola Crescent, Aduluma Avenue, Elanora Avenue and anywhere along the lower reaches of the river’s main channel.

“There are some huge builds happening around the place in that area,” he said.

“There was a $6.1 million knockdown at Adaluma recently and there are two huge builds at the end of that stretch. There was a $6.75 million sale at the top of Culbara and another substantial build is happening there.”

Minyama Island is arguably the pick of the locations.

There are 22 properties on the isle, with blocks ranging from 1500sqm to just over 2000sqm.

“They are substantial blocks with direct ocean access,” Mr Lund said.

“The biggest sale at Minyama three years ago was $7.7 million but that is the norm now. This end of the Sunshine Coast is finally getting to see some (high) price points.”
