A relatively unknown Sunshine Coast suburb is predicted to become the next “hot” spot for real estate in the region.

Rosemount is a rural locality of creeks and hills that is just 15 minutes from beaches, retail centres and the airport.

No.493 Paynters Creek Road last month sold for an area record price of $3.4 million. It’s believed to have eclipsed the previous mark by more than $1 million.

The suburb is on the way up, according to Sotheby’s International Realty Maroochydore senior sales executive Melissa Schembri.

“I call it the ‘Rise of Rosemount’,” she said.

“It’s one of the closest acreage suburbs to Maroochydore.

No.493 Paynters Creek Road is one of several acreages at Rosemount.

“People have always known about Bli Bli and they’ve started to learn about Forest Glen but I think Rosemount has now come on to the radar.

“in the last five to 10 years, some beautiful homes have been built there and now they’re starting to change hands.

“It’s a suburb that’s been underrated for quite a long time and we’re starting to see the rise of it.

“People are realising that ‘wow, this is a beautiful suburb’.”

The area has cane farming history from the late 19th century and has maintained its countryside charm.

It now includes several spacious properties with modern residences, along with turf and nursery outlets and a roadside kitchen and bar.

Petrie Creek runs along the suburb’s northern outskirts while Paynters Creek skirts its southern boundary. A ridge that offers stunning views – Upper Rosemount – is central to the area.

No.493 Paynters Creek Road has plenty of space, like many properties in Rosemount.

Ms Schembri said properties there would become more prized.

“It’s going to be a hot suburb for small acreages close to town,” she said.

“You’ve got the convenience but you’ve got the privacy and the land size.

“It’s not all houses packed in. The properties are beautiful acreages that are still really close to everything.

“Some of the properties have lovely views as well.”

She said No.493 Paynters Creek Road was “very deserving” of the suburb record price.

The property, set on 2.1 hectares (5.2 acres), features a Hamptons-style home and granny flat, a four-bay shed and a two-storey building with commercial shed.

The home, built in 2020, boasts high raked ceilings, timber flooding and plantation shutters, gourmet kitchen, butler’s pantry, fireplace, covered entertaining area and pool.

The listing lauded its “seamless blend of coastal chic and country charm with many offerings”.

Several other properties at Rosemount have sold for more than $1 million during the past few months.

No.1A Woodchester Close went for $1.92m, 19 Upper Rosemount Road for $1.9m, 28-36 Seymour Close for $1.63m, 242 Panorama Drive for $1.435m, 8 Kerada Road for $1.41m and 10 Andreasens Road for $1.08m.

Meanwhile, No.389 Paynters Creek Road is for sale and is expected to fetch a hefty sum.
