A former bank could be turned into a golf simulator after plans to transform the site were submitted to council.

An application for a material change of use to convert the former Commonwealth Bank branch at Noosa Junction into indoor sport and recreation was submitted last month.

The 264sqm unit at 4 Sunshine Beach Road, which is part of the Noosa Junction Hospitality Precinct, was used by the bank until it closed in the middle of last year.

The application to Noosa Council seeks approval for three bays of golf simulators at the rear of the tenancy, with associated retail and seating areas.

A planning report, submitted by Pivotal Perspective Pty Ltd on behalf of applicant Cameron Craven, states the simulator would benefit the area.

“The use is well located within the Noosa Junction Hospitality Precinct, which specifically supports and provides entertainment including live entertainment, restaurants, bars, nightclubs, cinemas, markets and other associated activities to serve the community and promote visitation to the centre, particularly at night,” it says.

The unit, which was approved and constructed in 1972, has about 8m of frontage to Sunshine Beach Road but opens out in an L-shaped configuration.

“The size of the tenancy restricts the operator to three golf simulators that will operate with a similar intensity to a bowling alley, with one participant using the simulator while waiting for each turn,” the report says.

The report says no additional carparking is required because the site was originally approved with credits associated with contributions in lieu, with money taken to fund public carparking including at the nearby cinemas, Noosa J, Noosa Fair and bus station.

The application, which is subject to code assessment, is now under consideration by the council.
