Prime beachside land that was previously earmarked for a luxury resort is set be offered to the market within months.

Developer the Dennis Family Corporation (DFC) has confirmed that land within the planned gated community on the 18.5ha site at Yaroomba will be released mid-year.

It comes after the company purchased the land from another developer, Sekisui House.

The latter had planned to build a five-star, seven-storey hotel, along with apartments and multi-level homes in the area.

But those plans were met with significant community opposition and, after a succession of legal battles, the site was sold to DFC, which outlined more modest plans to develop a community including houses and apartments. It would complement and add to the Beachside community, which is on an adjacent site.

Early works on the development will start soon and land should be available to prospective buyers before spring.

A DFC spokesperson said the company was “excited to start delivering the balance of the Beachside community”.

“The Beachside community is a premium gated residential estate on the Sunshine Coast and the Dennis Family Corporation will build upon this quality in the expansion of the new precincts under the approved masterplan,” they said.

A central lake will be enhanced with landscaping.

“The new precincts will be built under the same masterplan approval that created the Whitehaven, Belle Mare and Cala Luna Beachside precincts.

“They will feature detached houses, some terrace homes and apartments at a later stage, in line with the existing approval over the site and subject to market conditions.

“Dennis Family Corporation forecasts a 2024 mid-year release to market, of the first new precinct to expand the existing Beachside gated community.”

The spokesperson said land clearing was about to get underway but the site would retain green space.

“After fencing the site and receiving approval from Sunshine Coast Regional Council, contractors will soon begin work on clearing in preparation for early works,” they said.

“This will involve clearing vegetation, earthworks and importing fill to meet stormwater and flood requirements.

“A 20-metre-wide vegetation buffer will be retained along David Low Way in line with a vegetation covenant on the site.

“A central green spine will be at the heart of the development, featuring new communal facilities for all future and existing Beachside residents to enjoy.

“The central lake will be enhanced as part of the development, with landscaped verges added, a pathway and a park between the head of the lake and the northern pathway to the Yaroomba Meeting Place.”

Community group Development Watch, which withdrew its case against Sekisui after it sold the land to DFC, said late last year that DFC had “a long reputation for building quality homes”.

“They do not construct high-rise five-star hotels with serviced apartments,” it said in a social media post in October.
