A block that has been home to several popular Noosa bars over the years is set for a major facelift, that will also address the region’s accommodation shortage.
The site was once the location of Village Bicycle and Little Sister – both local hangouts that helped ignite Noosa Junction’s reinvigorated nightlife.
On the corner of Noosa Drive and Bottlebrush Avenue, countless retail, commercial and hospitality businesses have leased the space over the past 40 years.
The existing single-storey building – which is opposite Noosa Nomads Youth Resort – consists of two tenancies, with a building design and engineering firm currently occupying the space.
A development application has been lodged with Noosa Council for the 547sqm site for a material change of use for food and drink, office and six small dwelling units.
Pivotal Perspective has lodged the application on behalf of its client AJG Property Developments.
The proposed design incorporates ground-floor commercial space with two upper levels comprising of six small residential units, plus a rooftop pool and terrace and a basement car park.
Level one would include a 171sqm restaurant space with outdoor dining fronting Noosa Drive, plus a 109sqm office/co-working space.
“The food and drink outlet and office on the ground floor is positioned to take advantage of the corner outlook, whilst also being sunk into the landscaping and fencing to ensure noise is contained within the site and activate Noosa Dr (not Bottlebrush Ave),” the application states.
“The design emphasises the corner location and incorporates building materials including articulate roof forms, changes in materials and variations in projected and recessed elements and facades.”
Levels two and three would each include three two-bedroom units with kitchen, dining and living areas, plus two bathrooms and a walk-in robe.
The basement would be accessible from Noosa Drive, where a new raised pedestrian crossing has also been proposed.
The site is located within the Noosa Heads Local Plan Area, just outside the hospitality precinct, and is zoned Major Centre.
The site is also identified as a “key corner” on the Noosa Junction Framework and Character Plan.
“Key corners are defined as sites that make (or have the potential to make) a significant contribution to the built form character and experience of Noosa Junction,” the application outlines.
