A new commercial precinct that will be located beside two heritage-listed buildings in the Sunshine Coast hinterland has been given the green light.

Sunshine Coast Council has approved the development at 19 Stevens Street, Yandina, where five healthcare tenancies and an indoor gym will be built on a vacant 3533sqm site adjoining the heritage-listed Yandina School of Arts and All Saints Anglican Church.

The application was approved on July 9, subject to conditions.

The approved development differs slightly from the plans originally lodged, with on-site parking reduced from 50 spaces to 48 and amendments made to the site layout and stormwater bio-retention basin during the assessment process.

Eight motorcycle bays and 10 bicycle spaces also form part of the approved plans.

The project will still be delivered in three stages, beginning with the gym, followed by three healthcare tenancies and then the remaining two tenancies. Each stage is designed to operate independently with its own parking and access arrangements.

Among the approval conditions are upgrades to Stevens Street, including new kerb and channelling, underground stormwater drainage, a two-metre-wide footpath, relocated on-street parking bays and streetscape treatments to match those already constructed nearby.

The gym will also be subject to strict operating conditions. Activities must take place indoors with windows and doors closed, amplified music is restricted to between 7am and 6pm, heavy weights cannot be dropped, and a two-metre acoustic fence must be installed along the site’s western boundary.

Council has also required mature trees to be retained wherever practicable, with replacement planting if protected trees must be removed. A landscaped street frontage and additional street trees will also be provided.

The completed development will provide more than 720sqm dedicated to landscaping.

Because the site is near the state-controlled Farrell Street intersection, the proposal was also assessed by the State Assessment and Referral Agency, which raised no objection subject to conditions relating to stormwater management and protection of the adjoining road network.
