A retirement facility within a masterplanned community has been given the green light after the developers lodged an appeal with the Planning and Environment Court.
AVID Property Group, the developer of the Harmony estate at Palmview, has been issued with development approval for the 109-dwelling facility at 65 Vantage Way, Palmview.
The development application was initially made to Sunshine Coast Council in September 2022 but refused due to concerns around bushfire risk.
An appeal was lodged with the court in August 2024, and following changes to the plans the court issued the approval, subject to conditions.
The approval permits the development of the retirement facility, which includes a manager’s residence, sales office and community facilities.
It also permits the reconfiguration of one lot into three lots, plus a road reserve.
Division 6 councillor Christian Dickson said the updated plans reflected the bushfire risk.
“The main aspect to be resolved in the appeal was bushfire risk to persons and property resulting from the type of vegetation in the adjacent open space land, which the developer is required to revegetate,” he posted on social media.
“The planting of low bushfire intensity vegetation in the outer edges of the adjacent open space land was included, along with a suitable separation between it and buildings, to ensure the risk to people and property from bushfire is minimised.
“The approved development is only the first stage of a larger retirement facility envisaged for the site by AVID.
“However, the remainder of the development will be subject to future applications and assessment by council.
“The final revised layout enables future road connections to the balance (of the) land to enable the development to be expanded in the future.
“Along with some other minor design modifications achieved as part of the appeal, the development was considered to satisfy the relevant provisions of the Palmview Structure Plan and other associated legislative documents.”
AVID’s Queensland general manager Anthony Demiris said the facility would be known as Vantage Harmony.
“We are pleased to announce we have received development approval for our next over 50s Vantage community,” Mr Demiris said.
“Vantage Harmony will be yet another high-quality addition to our portfolio, offering residents exclusive access to top-tier resort-style community amenities, deliberately designed to nurture the social, health and wellbeing needs of the future community.
“Works are planned to commence in early 2026, with renders and floorplans to be released in the coming months.”
