A property with approval already in place to develop 230 land-lease community dwellings has hit the market.
The 13.5-hectare parcel at 3-53 Savilles Road at Highworth, on the western edge of Nambour, is being marketed as a rare ‘shovel ready’ development opportunity.
The property has material change of use and operational works approvals for 230 dwellings with two or three bedrooms, along with extensive community facilities including a cinema, gym, art room, pool room, cafe/bar, bowling green, swimming pool, tennis or pickleball courts, men’s shed and parking for caravans, RVs or boats.
The property is zoned Low Density Residential, presenting the potential for alternative residential uses such as a land subdivision, subject to council approval.
The sale is being handled by Colliers via an expressions of interest campaign, which closes on August 21.

Colliers special projects manager Baydn Dodds said the property presented a rare opportunity for potential buyers.
“There continues to be strong demand for residential development sites across all areas of the Sunshine Coast, based on solid demand for residential product and limited supply,” he said.
“Nambour is a centrally located railway town with established infrastructure and services, and within easy reach of the Sunshine Coast CBD via major arterial road networks.
“If the ultimate purchaser moves forward with the existing approval, construction could potentially commence in the first quarter of 2026, particularly in relation to the operational works approval for bulk earthworks and stormwater.”

Mr Dodds said there had been strong interest from land-lease community developers, as well as residential land developers because of its zoning.
“The draft Sunshine Coast planning scheme nominates reduced lot sizes down to 450sqm, which will increase the potential residential land development yield,” he said.
The site is mainly cleared and offers views of the surrounding rural and residential areas. It is about 2.4km from Nambour General Hospital and 3.5km from the Nambour CBD.
The original development application was lodged in November 2020 by Grove Partners Pty Ltd, directed by Andrew and Jo Pitcher. Sunshine Coast Council granted preliminary approval in May 2021, followed by a full development permit via a negotiated decision notice in July 2021.
The site reportedly changed hands for more than $15 million in 2021, and in 2022 a minor change to the approved village layout was lodged, which was approved in November 2023.

Mr Dodds said he could not disclose a price guide.
“We are marketing the property via an expressions of interest campaign and asking the market to determine value,” he said.
“The most recent sale of a land-lease community development site in Beerwah in November 2023 reflected $86,345 per site.”
