A former real estate office could make way for a luxury waterfront mansion near a highly sought-after residential pocket.

A development application has been lodged with Noosa Council for a material change of use at 7 Noosa Parade, Noosa Heads.

The application seeks to build a six-bedroom mansion on the 1120sqm block, which currently comprises five allotments, one of which is subject to an existing community title scheme.

As part of the application, the community title scheme will be collapsed to create a single freehold title.

Historically, the block has been home to Laguna Real Estate fronting Noosa Parade, while short-term accommodation at the rear of the site backs onto a Noosa Sound canal adjacent to Witta Circle.

The application, lodged by Urbis on behalf of its client Seymour Leisure Pty Ltd, proposes to redevelop the site to establish the detached two-storey home.

According to a town planning report, the home will include five bedrooms plus a master bedroom, each with its own ensuite, as well as multiple indoor and outdoor living areas and a pool.

A basement level will also include space for six cars, a cellar, sauna and spa, plus storage areas.

“The proposed dwelling house celebrates the coastal Noosa Heads lifestyle, providing balconies, terraces and pool area that capitalise on canal frontage and maximise the uniqueness of the site and its natural features that are highly sought after in the neighbourhood,” the report stated.

The subject site in located between Noosa Parade and Witta Circle.

The home will be 7.1 metres high and the proposal involves 3.8m of excavation to facilitate the basement level.

“It is noted that the site is not proposed to be cut in the traditional sense resulting in the need for retaining walls at the site boundaries,” the report said.

“In this case a basement will be excavated which will be located immediately under the proposed dwelling house.

“The ground level around the perimeter of the site beyond the footprint of the dwelling house will remain relatively undisturbed and will be landscaped.”

The site is identified as a Medium Density Residential Zone within the Noosa Heads Local Plan area.

Noosa Council is currently reviewing the application.
