A unique opportunity has arisen in Moffat Beach’s industrial precinct, offering a strategic investment for those with foresight.

Known as The Entrance, the expansive property is split into three blocks, each with its own benefits to potential investors.

The total three-property package offers a land area of 3129sqm and a substantial total net lettable area of 1652sqm spread across existing buildings. The properties include 67-69 George Street, 71 George Street and 100 Grigor Street.

Ray White Commercial Property consultant Josh Harris said it was an impressive land offering, a feature rarely found in the area.

“It’s the largest land holding available in Moffat Beach,” he said.

“It’s got such a fantastic street frontage that’s something that you don’t normally get along Moffat Beach.

“That block is just phenomenal and it’s got one of the highest exposures available in the whole area, and it is a short drive to the surf as well.”

The total land holding spans 3129sqm.

The property has been held by the same family for 28 years.

In the first 24 hours after listing the agents received more than 50 inquiries, signalling the immense interest it has generated.

Mr Harris said about 50 per cent of the interest had been from people outside the Sunshine Coast, with “developers looking to capitalise on a really strong area”.

For investors eyeing long-term gains, the profit potential is significant. There is ample opportunity to explore options for mixed-use developments, incorporating residential and commercial spaces.

While specific pricing details have not been disclosed, interest has been strong and substantial offers have already been received.

Mr Harris hinted the property had the potential to set new records for the region.

“We are starting to see some really strong pricing and I think this will set the new pricing record per square metre at Moffat Beach,” Mr Harris said.

The Sunshine Coast region is expected to be home to more than 500,000 people by 2041, showing that this land holding is not just a property but an investment in the Coast’s promising future.

Expressions of interest are currently being accepted, closing on Friday, March 15, at 5pm.
