When it comes to owning a piece of land in one of the region’s most desirable suburbs, this modest block is considered a bargain in a “millionaire’s playground”.

One of only about 50 absolute beachfront properties in the area, the gently sloping 531sqm blank canvas provides a rare opportunity to build a dream home and capitalise on “knockout” 180-degree views.

It comes as a nearby home recently sold for $28.5 million making this block – on the market for a cool $17.2m – a beachfront bargain.

The land, at 26 Park Crescent, Sunshine Beach, is situated in what Tom Offermann Real Estate agent Rebekah Offermann told Sunshine Coast News was a “premier location”.

Ms Offermann said there was a limited number of properties that offered what this one did.

“To have a block that is vacant and ready for someone to put their dream property on is very rare,” she said.

“There are some older properties along the beachfront that would need to be cleared to make room for a new home, but in this case it’s a blank canvas.

“It’s facing due east to the ocean and has a really nice clear view of the sand and the water.”

Ms Offermann said the market in Sunshine Beach remained strong with several record-breaking sales in recent months.

“The extreme shortage of available properties has created a sense of urgency in the market,” she said.

“Many properties are being sold sight unseen and often within days of listing.

“Record sales in Sunshine Beach from $20m to $28m strongly underpin the current market.”

Ms Offermann revealed a block of land on Arakoon Crescent recently sold for $20 million, with a next-door house and land fetching $28.5 million.

A well-designed home would capitalise on the sweeping views.

Regarding the block at 26 Park Crescent, Ms Offermann said a well-designed home would perfectly capture the 180-degree views, which stretched from the Noosa headland to Mooloolaba.

She said renowned Noosa designer Paul Clout had drawn concept plans for an avantgarde beach house on the land.

The flour-level home would include four bedrooms with ensuites, plus multiple indoor and outdoor living areas, a pool and a lift.

While the home concept plans are not included in the land price, it would give prospective buyers inspiration of what could be done with the space.

Ms Offermann said Sunshine Beach attracted buyers wanting to enjoy the beachside town’s “village atmosphere”.

“It is very desirable because of its village feel and its fabulous surf club,” she said.

“People love the headland and being able to go on bushwalks straight to the national parks and over to Noosa Heads.”
