There is a lot of national news at the moment around the inflation rate and increasing interest rates, but none of that news seems to have put a dampener on the Sunshine Coast property market.

Both local and Brisbane buyers, along with a fair dose of interstate investors, were in the mix of bidders at last weekend’s auctions.

The listing agents are still reporting good results with several properties selling over the reserve.

Minyama battle

Listing agent, Ray White’s Will Van den Dugen (pictured with the buyer and vendors), said when it came down to the wire, it was a fierce battle to secure the four-bedroom house at 11 Richmond Place in Minyama.

Five bidders started off the auction action – two from Brisbane and three locals. “Eventually it was a two-horse race with two heated buyers fighting it out to the end,” Mr Van den Dugen said. It was local versus Brisbane with the Brisbane buyer finally nosing out the local buyer in the bidding war.

The house was last sold in April 2020 for $800,000. This time it sold under the hammer for $1.255m. This represented a $455,000 increase in just over 18 months.

Kuluin in the spotlight

Two Kuluin properties sold under the hammer and well over the reserve last week reported listing agent Jason Burns of First National Riverside.

Up for sale for the first time since was the three-bedroom home at 33 Tallow Wood Drive (pictured below) on the 800sqm block.

Eight bidders vied for the chance to own the original condition home.

It finally sold to a local buyer for $710,000.

“It was the first home built in the street,” Mr Burns said. “The owners arrived there in 1976 in their caravan.”

Along the road at 85 Tallow Wood Drive, a local investor secured another three-bedroom home for $775,000 after active bidding from four interested parties.

“Both sales were massively above reserve,” Mr Burns added. “They are in a good location with a slightly more affordable house prices.”

Headland price a solid result

Co-listed by Jay Sherwell and Kate Jewry of Home Sunshine Coast with Loren Wimhurst and John Skerlak of Next Property Group, the Warren Coe-designed house at 35 George Street in Alexandra Headland attracted plenty of interest.

“There were a number of conditional buyers, especially from Brisbane, that had strong interest, but they had their properties on the market, so they were definitely lined as post-auction buyers,” Mr Skerlak said.

But on the day only two active bidders vied for the modern four-bedroom home built in 2004 and with everything a family could need to enjoy living on the Coast including being located just 150 metres from the beach.

The house sold quietly under the hammer for $3.7m.

“It was a great result,” Ms Jewry said.

“The result is in line with where we thought it was going to be,” Mr Skerlak said.

“It’s in a blue-chip area and a beautiful property. The buyer is going to do some work to it because the home is now getting a little bit of age to it,” he added.

Buderim bonus

The six-bedroom house at 14 Illuka Street in Buderim was just too attractive for a Brisbane downsizing couple with adult children living away from home.

Filled with plenty of character in a glorious bush setting, listing agent Jess Ruskin of Home Sunshine Coast said five bidders wanted the big home on the big block.

It finally sold under the hammer for $1.43m.

It was another good Buderim auction for the three-bedroom house at 18 Tulong Court listed by Gregory Ward of Ray White. The owners held out for the auction even after receiving three solid pre-auction offers.

Four bidders were active on the day. The eventual buyer went head-to-head with a woman who had her interstate-based parents on the phone.

It sold under the hammer for $1.186m. The buyer already owns a house in the same street.
