A new precinct within one of the Sunshine Coast’s growth suburbs is set to offer more than 150 high-end homes.

Developer Stockland has announced the launch of The Avenues, in Nirimba, Aura.

Adjacent to the northern Bells Creek Conservation Area, The Avenues includes lots ranging from 434sqm to over 800sqm.

Stockland project director Josh Sondergeld said the precinct provided an opportunity for locals looking to upgrade to their ‘forever home’, and it was also an attractive option for those in Brisbane and surrounds looking to relocate to enjoy the Sunshine Coast lifestyle.

“It was great to see the interest from the community at our launch event,” he said via a Stockland press release.

“The Avenues is Aura’s second premium neighbourhood and its location in northern Nirimba means it’s close to natural bushland.

“This precinct includes a bespoke collection of home sites on private, low-traffic streets, with premium streetscaping and plenty of open green spaces where residents can embrace the outdoor, active lifestyle.

“The Avenues is only 14km from the beautiful beaches and waterways of Caloundra, and with easy access to all of the amenities in the thriving Aura community.”

Stockland worked with award-winning design and planning firm Urbis on the design of the precinct.

Matthew Franzmann, a director of Urbis with more than 25 years’ experience as a landscape architect, said the vision for The Avenues was to take residential precincts to another level.

“To do this, we have expanded the landscape experience, used colour to provide definition and made it feel spacious with a clearly defined character,” he said.

“It’s going to be a lovely place to live and we look forward to seeing this exciting project become a reality.”

The Avenues will benefit from Aura’s extensive network of walking and bike paths as well as The Arboretum, a future park with green open spaces looking out onto the Bells Creek Conservation Area.

Aura is Queensland’s fastest-growing residential community that will home 50,000 residents.

It will have more 200km of walking paths and cycling veloways, connecting the community and encouraging residents to live active and healthy lifestyles.

It will also feature its own Central Park, a 120-hectare regional park, 10 sporting grounds as well as parks and playgrounds within 400m walking distance of every home, linking residential areas to local employment precincts, schools, the city centre and local neighbourhood retail centres.
