Selling at auction is still proving popular and successful with more than 20 auctions held on the Sunshine Coast during a hectic few days.

The clearance rate for those auctions was 81.8 per cent, with $22,309,500 worth of property sold under the hammer.

For the properties passed in, in most cases it certainly wasn’t due to a lack of bidders.

For example, 11 Victor Street (pictured below) in Alexandra Headland had 12 registered bidders, while 9/8 Memorial Avenue in Maroochydore had 18 bidders and 8/51-55 Buderim Avenue in Mooloolaba had 15.

With interstate lockdowns for the most part being a thing of the past, the pent-up demand from particularly Melbourne and Sydney buyers for quality Sunshine Coast stock hasn’t diminished.

Many properties up for auction still attracted interstate interest while there was a very solid number of local and Brisbane buyers in the mix.

Mad chase for CBD townhouse

Do you remember what your parents told you when you first discussed investing in property?

It was probably ‘location, location, location’.

Well, the two-bedroom townhouse at 8/5-7 Hinkler Parade in Maroochydore is a property your parents would have approved of you purchasing.

It’s beautifully presented, architecturally designed with timber and embedded sustainable design elements, and pleasing clean lines.

And it’s located in just the right place, with easy access to both the CBD and the beach.

Ray White agent Fiona Rawson with the sellers of Unit 8, 5-7 Hinkler Parade, Maroochydore.

“You can literally walk to everything,” listing agent Fiona Rawson of Ray White said.

That listing turned out to be the busiest Ms Rawson has worked on.

“We had 136 buyer groups through the house physically,” she said.

“I had buyers from as far flung as Hong Kong.”

The auction was a cracker she said, with one buyer flying in from Adelaide to attend.

There were 17 registered bidders plus four buyer agents acting for the interstate and international buyers.

“It was full-on,” Ms Rawson said.

“In the end it was bought by a local lady who came to every single open home; she absolutely loved the property.”

The price was not disclosed.

Entry level home surprises

Ray White agent Ellen Lorenz marketed a three-bedroom house at 2 Lee Street in Buderim as an entry-level home.

At the auction, in just 10 minutes and after about 20 bids from the 10 registered local and interstate bidders, the price moved up from $640,000 to finally sell under the hammer for $827,500 to an interstate buyer.

Agent Ellen Lorenz of Ray White with the vendor of 2 Lee Street in Buderim.

“It’s a fabulous result for an entry level home in Buderim Pines,” Ms Lorenz said.

“It’s getting a bit frightening when entry-level buying in Buderim is going for that much.

“The buyer will use it as an investment initially.

“However, they will look to move up when they can, from Sydney.”

Marathon auction for rural retreat

It was hard work for the auctioneer at the sale of a glorious 33-acre rural retreat at 30 Sullivans Road in Eudlo.

For a good half-hour auctioneer Jake Loiero of Ray White worked with three bidders – one from interstate and others were local.

People were bidding in $200 and $300 and $700 increments as they chased owning the six-bedroom house.

Sixty-one bids later and above reserve, the house finally sold under the hammer for $1.877m to a local buyer.

Mr Loiero said it was a great result and it reinforced the value of going to auction.
