A rare block of 1980s units is set to go to auction, with an entire complex being offered in one line for the first time in a generation.
Located at 39 Brisbane Road, the 607sqm site sits within the Mooloolaba District Centre precinct, about 200m from the Esplanade, beach and The Wharf.
The six strata units have attracted interest from investors and developers, according to McGrath Estate Agents sales specialist Glenn McIntosh.
“We have had interest from mum and dad investors, those with a self-managed super fund, to local and national developers, with one as far as Dubai,” he said.
The low-rise block known as ‘Boomer’ is currently zoned District Centre, allowing development up to four storeys or 18 metres under the current planning scheme.
“This property has a multitude of possibilities, whether it be continuing to rent out as individual apartments, a complete renovation and makeover, Airbnb, or a demolition project to create something really nice,” Mr McIntosh said.
“It is currently approved for four storeys, but under the proposed zoning changes in the draft Sunshine Coast Planning Scheme, it could be up to eight storeys or 28 metres.”

Mr McIntosh said the four owners had a long connection to the property and the wider Sunshine Coast community.
“They’re a mix of long-term local investors and long-time Sunshine Coast residents,” he said.
“One has held their unit since 1985, while the others have acquired theirs over the past decade.
“Together they represent a good cross-section of local owners who’ve watched the area transform over the past 40 years and have now decided, as a group, that with all the development happening in and around the thriving Mooloolaba, it was time to bring the site to market via auction.”

One of the six units is currently operating as an Airbnb, reportedly generating about $50,000 a year in income, while the complex provides holding income of approximately $2935 per week, or about $152,600 annually, when fully leased.
Current tenancies are scheduled to roll off between December 2026 and March 2027.
The auction will be held on Thursday, October 29 at 4pm.
