A large Sunshine Coast site with plans for a major tourism project has changed hands.

The 25.18-hectare property at 2652 Steve Irwin Way, Glenview, was marketed with an existing preliminary approval for a tourist attraction and resort complex, with a range of activities and accommodation facilities.

The original preliminary approval dates back to 2015 and was subsequently amended, with Sunshine Coast Council extending its currency period last year until October 2028.

The property was recently sold on behalf of receivers and managers appointed to the owner, Nurrowin Pty Ltd, with Colliers handling the campaign.

But the buyer and their intentions for the site are unknown at this stage, with Colliers declining to comment on the sale.

The agency’s sales listing highlighted the property’s development potential and proximity to major tourist attractions.

It said the site was within 10 minutes of Australia Zoo and Aussie World and 40 minutes from Noosa, with 500m of frontage to Steve Irwin Way.

The listing stated that there was a modern two-bedroom display villa, plunge pool and storage shed on the property.

Colliers described the site as having “existing development approvals” for the staged delivery of a tourist attraction, including a water park and wave pool, a resort complex with 160 dwellings and 74 villas, and retail and food and beverage outlets.

In a request to the council for an extension to the currency period, submitted on behalf of Nurrowin in June last year, town planners Adams and Sparkes said the planned development would suit the area.

“The proposal continues to support the strategic vision for the region by enhancing the Sunshine Coast’s tourism appeal and the site retains its suitability for a major tourist attraction, meeting key locational criteria and being capable of connection to essential urban infrastructure,” it stated.

“Environmental and topographical constraints associated with the site remain manageable within the parameters of the planning scheme, ensuring that development can proceed in an ecologically responsible manner.

“Furthermore, the project is anticipated to deliver substantial economic benefits, including increased employment opportunities and stimulation of local business activity, both during construction and in the long term.”

The proposed development was associated with Sanad Capital and Bradley Sutherland, also a director of Nurrowin.

Nurrowin entered voluntary administration in November 2023, with receivers and managers subsequently appointed to the company. The site was put on the market in 2024.

Sunshine Coast News approached Mr Sutherland for comment.
