A waterfront residence has sold for $9.75 million, surpassing the previous suburb record of $8.2 million.

Positioned on one of Buddina’s most tightly held streets, the sale of 41 Adaluma Avenue reinforces the growing demand for premium waterfront holdings on the Sunshine Coast.

The property was sold by Rebecca Fletcher and Alan Riley of Fletcher Riley Estate Agents following an expressions of interest campaign.

Set on an 822sqm northwest-facing block with about 32 metres of river frontage, the property has been held within the same family for more than 50 years.

It has multiple living zones, a private pontoon, pool and expansive entertaining areas designed to maximise its 180-degree waterfront outlook.

The property makes the most of its waterfront position.

Ms Fletcher said the result reflected clear buyer behaviour at the top end of the market, especially in the Buddina area.

“Premium waterfront homes of this calibre are incredibly limited, and buyers are recognising that,” Ms Fletcher said.

“This was a once-in-a-generation offering. The scale of the frontage and the position is what ultimately drove a record outcome.”

The property was secured by a local buyer, and the sellers are also remaining local.

“It’s a very special place for our family, having been held since 1974, so there is certainly a sense of sadness in letting it go,” the sellers said.

“We’re genuinely excited to see a new family come in and create their own memories here.”

Ms Fletcher most recent sales along Adaluma Avenue had been secured by locals.

“It’s a sentiment often echoed by buyers: once you’ve experienced Buddina’s lifestyle, its value is undeniable,” she said.

“When properties like this become available, they create a level of urgency that is difficult to replicate.”

The property was on the market for three weeks, underscoring the confidence within the Sunshine Coast market.

“This result reinforces what we are seeing at the top end,” Ms Fletcher said.

“Even in the current climate, premium property is still moving and Buddina is bucking the trend thanks to its limited supply and exceptional waterfront offering.”
