Two luxury beachfront properties have hit the market amid a ‘generational shift’ in one of the Sunshine Coast’s most tightly-held enclaves.

No.19 Victoria Terrace and No.1 Beachside Court are set to change hands in a turning point for properties along the Shelly Beach shoreline.

Ray White Maroochydore agent Lachie Woods said the strip was long cherished by those in the know but largely overlooked by the broader market, until now.

Mr Woods described No. 19 Victoria Terrace as a “masterpiece” with 585sqm of luxury living including a suspended concrete construction, American and French oak flooring, natural stone and raked ceiling. A private lift services the multi-level home.

He said the elevated property enabled people to sit “on top of the world, unobstructed and secluded”.

He said No.1 Beachside Court was a substantial four-bedroom, three-bathroom residence complete with a high-fashion dressing room and 700-bottle wine cellar. The 20-year-old home has been renovated, including with European materials and a suite of Miele appliances.

Mr Woods said the area was experiencing a renaissance of sorts.

“A new generation is discovering what locals have kept to themselves for decades,” he said.

“Shelly Beach has this untouched, classic beachside feel synonymous with Byron Bay. The landscape rivals Sunrise Beach, Sunshine Beach and the Gold Coast’s Currumbin Beach.

“It’s that authentic beachside lifestyle people dream of, without the commercialisation you see in Sydney and the Gold Coast.”

The Ray White Luxury Report shows the Sunshine Coast has grown faster than any other luxury market in the country with a 132 per cent increase in luxury house prices since 2015.

“A change of guard is happening here (Shelly Beach) at the moment,” Mr Woods said.

“The suburb’s tightly-held beachfront properties, many owned by the same families since Brisbane and Toowoomba residents migrated to the area in the 1980s, are now coming to market as original owners transition to apartments or pass homes to the next generation.

“We’re seeing a generational shift happening right now.

“These properties have been held for 30, 40 years. The kids are either moving into the family estates or original owners are downsizing, creating a rare opportunity for buyers to secure positions that simply haven’t been available.”

He said recent sales painted a picture of “surging confidence” in the area.

“I recently sold 16 Cooroora Street, Dicky Beach, a 1070sqm south-facing, original 50-plus year-old house at auction for $5.4 million, attracting 12 registered bidders, with three bidders pushing past $5 million before it sold for $5.4m,” Mr Woods said.

“Nearby, 27 Watson Street at Currimundi achieved $9.05 million for a brand new beachfront residence, while three sales on neighbouring Moffat Beach have all landed from $6.72 million to a recently reported $13 million.

“People are absolutely starting to see the value here. There’s definitely an appetite for this type of release.”

Mr Woods said Shelly Beach was a “hidden gem”.

“Pristine ocean, quality restaurants, cafes and bars, walking paths connect Dicky Beach, Moffat Beach, Shelly Beach and King’s Beach: it’s a genuinely quiet part of the Sunshine Coast with amazing real estate most wouldn’t expect to find in this region,” he said.

No. 1 Beachside Court is just metres from the sand.

While retirees from Brisbane make up a significant portion of inquiries, Mr Woods said there was plenty of interest from expats planning their return to Australia and buyers who were searching in Noosa’s premium pockets.

“Some people simply don’t anticipate finding this level of real estate and lifestyle in Shelly Beach,” he said.
