A new over-50s community that could feature 251 homes will be developed in a “peaceful pocket” of the Sunshine Coast, after the local council gave it the green light.
Prominent land lease developer GemLife will deliver the gated GemLife Glass House Mountains.
Sunshine Coast Council has approved the first phase of 114 homes, amid plans for another 137 residences.
The lifestyle community, which is expected to be worth $267 million, will be located at 45 Buzaki Road. It will feature sweeping views of the Glass House Mountains, including the distinctive Mount Tibrogargan.
A 30 metre-wide tree-lined buffer will stretch the northern boundary adjoining a macadamia plantation.
It will also offer $16 million of exclusive residents’ amenities, including an elevated Country Club. Facilities will include a resort-style pool, lap pool, spa, gym, games room, cinema, bowling alley, pickleball court and library.
Civil construction is anticipated to start in December, with the first home release expected in early 2026.
GemLife managing director Adrian Puljich said demand for land lease living continued to soar as over 50s sought lifestyle and financial benefits leading up to, and into, their retirement years.
“We’re finding people are moving into over 50s communities earlier to reap the lifestyle benefits that come with having resort-style amenities at their doorstep, low maintenance living and the ability to free up capital when downsizing their home,” he said.

Mr Puljich said the community would appeal to those already living within a 40 to 50-kilometre radius, along with buyers from further afield.
“The surrounding neighbourhood is dominated by larger lots, so GemLife Glass House Mountains is an opportunity for locals to downsize while retaining the iconic aspect, fantastic lifestyle and friendships they know and love,” he said.
“We also believe it will strike a chord with those living in Brisbane and beyond, who are looking for a quiet treechange in their over 50s, while being close to city conveniences.”
All homes will be single level, energy efficient and low maintenance, with two bedrooms plus a multi-purpose room and indoor-outdoor living. The community is pet friendly.
As a land lease community, homeowners will purchase their home and rent the land, with a weekly site fee covering maintenance, management and the extensive onsite amenities. No other fees are associated with the purchase or sale of homes in the community.
