A landmark building in the Maroochydore city centre is nearing completion, with the pouring of the rooftop slab this week marking the end of structural works.
Fifteen-storey commercial office tower 50 First Avenue, by developer Walker Corporation, is expected to be home to more than 800 workers when it opens in December.
The building will feature a ground-floor lobby with high ceilings, concierge service, cafe and rooftop terrace offering panoramic views.
Walker Corporation managing director and CEO David Gallant said the ‘topping out’ of 50 First Avenue was an important point in the growth of the city centre.
“We set out to create a world-class, highly connected CBD with workplaces that will attract leading businesses to Maroochydore city centre, and there is no doubt 50 First Avenue delivers the design, amenity and sustainability credentials to support productivity, innovation and talent retention right here on the Coast,” he said.

With office vacancy in the Sunshine Coast at 4.3 per cent and A-grade space at 1 per cent, the building is expected to play a role in supporting the region’s continued growth.

Utility provider Unitywater will relocate its Northern Corporate Centre to 50 First Avenue by mid-2026.
CEO Anna Jackson said it would be a strategic move to support Unitywater’s collaborative working model.
“The new location will also enable us to attract and retain key individuals into the organisation in a competitive market, for the skills we need to support the growth of the Sunshine Coast into the future,” she said.
Sunshine Coast mayor Rosanna Natoli said the development would deliver long-term local benefits.
“This is a premium commercial tower bringing high-quality office space, vibrant ground-floor retail and green open spaces that create new opportunities for businesses, workers and the wider community to thrive right in the heart of our Maroochydore CBD,” she said.
Walker executive director Peter Saba also heralded the building’s role in the emerging CBD.
