A property investor and educator is set to sell her luxury Sunshine Coast estate.

Dymphna Boholt, the creator of I Love Real Estate, is set to farewell ‘Whispering Rock’, a hinterland retreat that includes a wedding and events centre.

No.430 Kiel Mountain Road at Kiels Mountain has been listed for $11 million.

The secluded 12.95-hectare (25-acre) property boasts a grand residence, a second house, sheds, pool and function area.

It has 11 bedrooms, 6 bathrooms and 30 car spaces.

Ms Boholt and her husband Brian have owned it for almost 20 years.

“When we bought the property, it had two old rundown houses on it and was overgrown with grass up over our heads,” she said.

“We had young children and, whilst we wanted acreage, we also wanted to be close to schools, sports and amenities.

“We loved the place as soon as we drove in.

No.430 Kiel Mountain Road includes multiple buildings and facilities and plenty of land.

“The property is accessed by a long driveway, which is now concreted and lined with trees and shrubs. You drive through a rainforest before it opens up to an alcove in complete privacy.

“Over the years, we built a large home with seven bedrooms and restored one of the old houses into an office, which could also be used as a second dwelling.

“We have also built a large function facility that I have used for real estate education seminars.”

Ms Boholt said she gained approval to add 8 two-bedroom cabins and 15 glamping tents, before she changed plans.

“My thoughts were that my very capable daughter could manage these for events and short stays,” she said.

“I was ready to start building the cabins and glamping facilities when my daughter booked us into a Japanese head spa treatment in Brisbane and, on the drive, announced she didn’t want to run the business.

“She suggested we sell and go live on our boat for a few years: something we have talked about for a long time.

“So, after consideration, we decided to do that.”

Dymphna Boholt has years of experience as a property investor and educator.

Ms Boholt said she had treasured her time at the property.

“It is completely surrounded by rainforest, it has glimpses of the ocean from the top level and it has a beautiful lake area with fish and other wildlife,” she said.

“There is an old macadamia nut orchard on the other side of the property and a fruit tree orchard and a vegetable garden near the house”.

“The (events) facility is flexible enough to be used for a multitude of purposes, including functions, parties and weddings but it could also be a fabulous work from home space, it could house collectables such as classic and luxury cars or it could be the ultimate shed.

“One friend has suggested it would be great for someone in the film industry – a massive production studio, particularly with its insulation qualities.

“It could even be converted into another dwelling.”

Ms Boholt said the property was named ‘Whispering Rock Estate’ because it is on rock that forms Kiels Mountain.

“A large portion on the rock is exposed behind the house as a feature,” she said.

“It is a massive monolith that is exposed in several parts of the property.

“This gives the property a very special energy.

“The rock that forms Kiels Mountain is Kyogle basalt: one of the rhyolite family of crystals.

“It is believed to assist in fulfilling one’s goals and making one’s dreams come true, while strengthening the soul, body and mind. It is known to enhance vitality and physical endurance, helping the body better resist fatigue and external stressors. By promoting internal balance, it strengthens the immune system and accelerates recovery in cases of illness.

“This has certainly been our experience.

“Living here, our goals have flourished.

“Creativity comes easily. I have written many books in the serenity of the trees and the forest, grown our various businesses and expanded other creative outlets.

“As you drive down the long tree and garden lined driveway and pass through the forest, you feel an immediate sense of calm and release.

“You could be a million miles away from everything and yet you are 15 minutes to the Sunshine Coast Airport, beaches, cafes, a major shopping centre and great schools.

“It will be sad to leave but I know I will be passing it on to the next custodian of ‘The Rock’, who will love it as much as we have.”

The property is listed by Queensland Sotheby’s International Realty.

Agency senior sales executive Melissa Schembri celebrated the residence and land.

“It (the house) has beautiful high ceilings, gorgeous timber floors and beautiful stone,” she said.

“There are beautiful gardens and the events centre is huge.”

Sotheby’s recently sold a property at 75 Espin Road, Bli Bli, for $3.6 million.
