A property in a tightly held industrial precinct has fetched $250,000 above its reserve to sell for $4.25 million at auction.

Five bidders competed for the property at 21 Premier Circuit, Warana, which featured 1332sqm of warehouse space across three strata-titled tenancies, a 247sqm office fit-out, 21 on-site car parks, an electric vehicle charging station and a 72kW solar power system.

The buyer, South-East Queensland-based solar company Springers Solar, plans to occupy the premises and leverage the site’s existing energy-efficient infrastructure to support its expanding operations.

David Goldsworthy, from the Ray White Commercial Northern Corridor Group, said the sale reflected the continued strength in the Sunshine Coast industrial property market.

“The property ticked every box for investors and owner-occupiers looking to capitalise on the Sunshine Coast’s economic momentum,” Mr Goldsworthy said.

Colleague Samuel Hoy said the sale demonstrated the depth of buyer demand in the industrial sector, particularly for turnkey sites with sustainable features.

“Warana continues to attract strong interest due to its location, amenity and connectivity,” he said.

The seller was local signage company, Kawana Signs.

This sale comes as the Sunshine Coast cements its status as one of Australia’s top migration destinations, with ongoing residential construction booms placing increased pressure on industrial and commercial stock.

The region’s low industrial land supply, tight office vacancy rates and major infrastructure investments continue to underpin long-term demand and confidence in the sector.
