A sprawling three-storey residence with more than a dozen bedrooms is on the market.

No.9 Fortitude Place on Birtinya Island has been billed as a “unique home” with “sensational views” across Lake Kawana.

The 607sqm property boasts 17 bedrooms.

ELITE Lifestyle Properties Sunshine Coast director Mitch Lund said there was nothing else like it.

“This property is a one of a kind as it has the most bedrooms and bathrooms for a house on the Sunshine Coast,” he said.

“The bedrooms through the property are near identical and each with an ensuite.”

The house was built in 2018 but the original owners were found guilty of development offences in early 2019.

A judge found it was being used as an “accommodation building” in a residential zone where that was not permitted, and he ordered the building not be used for anything other than a dwelling house. The owner was barred from “letting or advertising for lease individual rooms, apartments or levels”.

It was sold for $2 million in 2021 and is now poised to change hands again.

Mr Lund said the residence had attracted plenty of attention from prospective buyers.

“We have had interest from multiple states for this unique property,” he said.

“The property would suit a very large family … or multi-generational families.”

No.9 Fortitude Place is in prime position on an island, near several services and beaches.

The real estate listing highlighted how the home could be used.

“Thoughtfully designed for those seeking the option to combine their extended family under one roof, the separate living and entertainment zones, along with spacious bedrooms and ensuites on each floor, can allow you to come home after a busy day, relax and catch up with one another, yet have ample room for your own space and privacy,” it stated.

Mr Lund said the property was in a great location.

“It has views of the water and is in close proximity to the hospital.”

It’s also near shopping centres and an entertainment precinct, and is only a short drive from beaches.

The property boasts several other features, including six living areas, five garages, solar panels, an intercom, balcony, outdoor entertaining area and courtyard.

It’s unknown how much the property could sell for, given its unique stature.

“There are no comparable (properties) with these features and of this size on the Sunshine Coast,” Mr Lund said.
