An unheralded neighbourhood in the Noosa hinterland is starting to command attention with its pristine properties and big price tags.

Rarely do homes become available to purchase at Panorama Drive at Doonan, because they are so tightly held.

But two of them have recently hit the market, raising the eyebrows of big spenders from around the world.

No.108 and No.81, which are one minute’s drive apart, are for sale, for $12 million and $13.5 million respectively.

Reed and Co Estate Agents Noosaville director and founder Adrian Reed said the street and its surrounds are exceptional.

“It’s a stand-out area,” he said.

A lounge with a view, at No.108 Panorama Drive.

“You’re seven minutes from Noosaville but you get the elevation and views, so it’s rarefied air.

“You have the benefit of being just out of town but with the outstanding vistas.”

He said No.108 had attracted plenty of interest.

“It’s been a really fascinating turn-up from (prospective) buyers,” he said.

“There has been interest from international buyers and from the typical southern market buyers.

“There’s been interest from families and from retiring CEOs – a great range of interest.”

No.108 is a new home designed by the renowned Paul Clout.

“The position of the home, on top of the hill, influenced a lot of the design decisions that were made,” Mr Reed said.

“You can see everything from the Pacific Ocean to inland and there is plenty of light, so that is captured throughout the property.

“It’s an architectural masterpiece in arguably the best hinterland position.

“There’s a real commitment to concrete, glass and natural materials.

“A lot of really excellent homes now have natural materials and this is no exception.

“There is beautiful stone throughout the property.”

It has five bedrooms, five bathrooms, three car spaces and is set on 13,100sqm.

It features an infinity pool, gym and sauna, cinema, wine cellar and whisky room, gas fireplace and lift.

No.108 Panorama Drive is sleek and bright at night.

Century 21 Connolly Hay Group – Noosa Heads sales executive Rachel Sellman also said the area was unique.

“It’s quite rare to have a view from Noosa all the way down the coast,” she said.

“There’s such a wide panoramic view, which is quite special.

“You can actually see the sand and the spit at Noosa.”

Ms Sellman said the area could be the new star of the region’s property scene.

“Because it is just 15 minutes from Noosa Heads, it’s taking off,” she said.

“The Noosa hinterland is a bit like the new Byron Bay hinterland.

“You can get the ease of living close to Noosa but have the privacy and quiet of the hinterland. I think that’s appealing to people now.”

Ms Sellman said properties rarely become available there.

“There are substantial homes in the hinterland that haven’t turned over,” she said.

“There are some amazing homes that people have just held on to.

“It’s not necessarily a place where people have flipped properties.

“They’re just tightly held … it’s a lifestyle choice.”

No.81 Panorama Drive is perched atop the landscape.

She said No.81, dubbed ‘Whipbird’, was an impressive property.

“It’s very timeless and really romantic,” she said.

“It’s one of those properties you really need to walk through to appreciate the size and quality of it.”

The five-bedroom, six-bathroom, three-bedroom home, over two levels, is set on an estate that is on 7911sqm.

It boasts a games lounge, open plan living, sparkling pool, gourmet kitchen with full-size scullery, covered alfresco, wrap-around terrace, parking court and mud room.
